Busselton, Western Australia
Heating and cooling in BusseltonDry summer afternoons, damp winter nights.
Busselton's summers are warm to hot and dry, with afternoon sea breezes, and July nights average 7.0 degrees, so most homes want a system that handles both seasons. Being on Geographe Bay means thinking about salt on outdoor units. And with a quarter of private dwellings unoccupied at the 2021 Census, plenty of homes here, and their systems, sit empty for stretches.
Busselton's heating and cooling facts
Climate
At Busselton Aero, Bureau of Meteorology averages give a mean maximum of 30.4 degrees in January and 30.2 in February, and a July mean minimum of 7.0. The climate is borderline warm to hot summer Mediterranean.
Humidity
Afternoon humidity averages 35% in January but 68% in July (readings from 1997 to 2010): dry summers, damp winters.
The bay
Geographe Bay is extremely shallow and sheltered from Indian Ocean swells by Cape Naturaliste, though its north-west part has surf breaks. The GAA's guide puts the first 50 m from a sheltered bay's shoreline at C4 and 50 m to 1 km at C3, rising to C5 within 200 m of surf.
Housing
88.3% of the City of Busselton's occupied dwellings were separate houses at the 2021 Census, and only 0.5% were flats or apartments. 23.5% were rented.
Empty homes
25.4% of private dwellings, 5,110 of them, were unoccupied at the 2021 Census.
Gas
ATCO's gas distribution systems serve Busselton, as they do Bunbury, Geraldton and Perth.
What that means for your system
With January afternoons averaging 35% humidity, Busselton's summers are dry enough that evaporative cooling is worth a look, as long as you're happy with a system that only cools. CHOICE says it works best in hot, dry climates with low humidity. For a home that also needs heating on 7 degree July nights, reverse cycle covers both seasons from one system.
Salt is the coastal question. The sheltered bay is gentler than a surf beach, but the shoreline strip still rates C4, so ask about coastal protection for the outdoor coil and a spot out of the spray.
Homes that sit empty, and storm surge
If yours is empty for parts of the year, book the service ahead of your summer stay rather than for the day you arrive. Our Busselton service page goes into getting a system ready after a long break.
Ex-tropical cyclone Alby brought Busselton a 2.5 m storm tide and a 1.1 m storm surge in April 1978, reaching roughly 200 m inland. On low ground near the foreshore, ask the installer to keep the outdoor unit up off the ground.
Getting the work done
Every WA install needs an ARC-licensed technician for the refrigerant and a licensed electrical contractor for the switchboard and fixed wiring. Look for the contractor's EC number on their ads and cards, and see the WA licence page for how to check it.

What we'd do
If it were our Busselton home
We'd pick reverse cycle if we wanted one system for both seasons, and give evaporative a fair hearing if we only wanted summer cooling and had heating sorted. Near the shoreline we'd ask for coastal coil protection. And if the house sat empty for months at a time, we'd schedule the service around our arrival, not after it.
