Forster, New South Wales
Heating and cooling in ForsterMild and humid, with water all around.
Forster's climate is mild and humid rather than hot. At the Forster-Tuncurry Marine Rescue station, January's mean maximum is 26.6 degrees and July's mean minimum 8.7, with average humidity of 73% in January and 74% in February. So the things to plan an installation around are humidity, salt air and, in apartments, strata approval.
What's different about Forster
Mild, humid and wet
Forster has a humid subtropical climate with warm summers and mild winters, averaging 1,176.4 mm of rain a year. Its record high is 43.0 degrees, on 1 December 2004, so hot days do happen, but they're the exception.
On the water
Forster sits beside its twin, Tuncurry, linked by a bridge at the entrance to Wallis Lake. Outdoor units here live in salty, moist air, and many warranties leave corrosion protection to the owner.
Apartments and townhouses
At the 2021 Census, 17.9% of Forster's occupied homes were flats or apartments and 15.1% semis, terraces or townhouses, against 64.6% separate houses. About one in three homes shares walls with the neighbours.
A busy summer
Forster-Tuncurry is a popular summer holiday destination, and the population rises considerably in the hotter months. That's a good reason to book installs and services before the holiday season rather than in it.
Homes that sit empty
On census night 2021, 1,530 private dwellings in Forster (19.7%) were unoccupied. A system that sits idle for months is worth a test run before the season starts.
Climate zone 5
Forster-Tuncurry is in the Mid-Coast council area, which the ABCB map shades as climate zone 5, warm temperate. Winters are mild, but you'll still want heat on July nights.
Installing air conditioning in Forster
For a unit or townhouse, a reverse cycle split system usually does the job, and strata approval comes first. The Good Guys says body corp approval is required before work in a multi-storey apartment block. Our apartments and strata page covers the steps.
Have it sized from a heat load in the room. In air this humid, an oversized unit short cycles and dehumidifies less effectively, as Rinnai warns, and the room ends up cold and damp.
Then place the outdoor unit with salt in mind: sheltered from the direct sea breeze but still with fresh air and access, and away from a neighbour's bedroom window. Ask whether the model has a coil coating, and read its warranty's corrosion clause before you sign.
Servicing and repairs in Forster
Humidity and salt are why a yearly service matters here. Mitsubishi Electric links dirty filters to condensation and mould inside the unit, and ActronAir's terms describe the extra protection needed in sea air as regular washing of the outdoor unit and coils with a mild detergent.
If the home sits empty between visits, run the system in both modes a week before you need it. A musty smell, a drip or a new noise is far easier to get looked at before the summer rush than during it.
Licences and the ESS in Forster
Anyone installing or servicing air conditioning in NSW needs a licence or certificate, which you can look up on Service NSW. Forster households may be eligible for the ESS discount on an energy efficient air conditioner, provided the installer is partnered with an IPART-accredited certificate provider, and the nomination form has to be signed before installation begins.
What we'd do
If it were our place in Forster
We'd book the install or service for autumn or spring, well clear of the summer rush. We'd ask for a heat load, a sheltered spot for the outdoor unit and a coil coating if we were close to the water, and we'd sort strata approval before anything else. Then we'd hand it to a licence-checked installer who works in salty, humid air every week.
