What a Taree service has to deal with
Humid heat
Taree Airport's mean dew points are 18.2 degrees in January and 18.7 in February. A unit cooling in that air pulls a lot of water out of it, so the drain and coil need to be clean.
Winter work
July nights average 6.6 degrees, and the record low is minus 4.0. On cold, damp mornings a reverse cycle unit defrosts, which Mitsubishi Electric says can pause heating for up to 10 minutes. That's normal, but mention it to the technician if it seems to happen constantly.
Systems that sit idle
Across the MidCoast council area, 16.3% of dwellings were unoccupied on census night 2021. If your system goes unused for months, run it for a while before the season and before the service.
Rented homes
37.1% of Taree's dwellings were rented at the 2021 Census. In a rental, servicing is the landlord's call, so ask the agent.
What a Taree service should include
- The filters, coil, fan and drain tray inside the indoor unit cleaned.
- The drain checked for a clear run outside.
- The outdoor unit cleared of leaves and grass, with its airflow checked.
- Electrical connections tightened.
- The refrigerant charge checked by an RAC01 holder, with any leak found and repaired, not topped up.
- A run in heating and cooling, and a written note of anything found.
Who books the service in a rental?
If you rent, tell your agent when the system's due or if it's playing up, and let the landlord book it. It's their system and their warranty.
If you own a rental, a yearly service protects the warranty as well as the tenant's comfort. ActronAir's terms set residential maintenance at once every 12 months, and other brands ask for service records when you claim, so keep every invoice.
Between services
You can
- Clean the filters as the manual says, with the power off. Daikin's rule of thumb is every two weeks.
- Keep the outdoor unit clear, and don't stack anything on it.
- If you rent, report drips, smells or noises to the agent in writing.
Leave to a licensed installer
- Inside the indoor unit: coil, fan and drain.
- Refrigerant checks and any leak repair.
- Electrical work of any kind.
What we'd do
Our take for Taree
We'd book in spring if the system mostly cools, autumn if it mostly heats, and keep doing it yearly. We'd clean the filters ourselves between visits. And we'd use a technician who services reverse cycle systems around Taree every week, rather than whoever can come soonest.
