Usually a balcony, a plant area or a roof the strata controls. It needs air around it and a safe way to service it. The water from the indoor unit needs a drain path too.
Think about the neighbours
NSW's Noise Control Regulation 2026 restricts air conditioner use on residential property when it can be heard in another home's rooms. The EPA says the 2026 rules exempt air conditioners during severe or extreme heatwaves.

Which system suits a Gosford unit?
Usually one split system, or two in a bigger unit. The ACT Government guide says a larger split can serve up to 80 square metres and suits apartments. A multi-split runs several indoor units off one outdoor unit, handy when the balcony only has room for one.

Our take for Gosford
We'd get the strata approval moving before collecting quotes, because the committee's answer decides where the outdoor unit can go, and that decides the job. If we were renting, we'd send the owner a short written request with a quote attached. Then one reverse cycle split, sized for the room, would be our starting point.
