In Brighton, the bay and the streetscape both get a say. BlueScope's salt guide treats Port Phillip from Altona to Portsea as exposed marine water, so an outdoor unit near the beach needs protecting. And with more than 1,500 properties in Bayside's Heritage Overlay, where that unit sits can need the council's eye too.

What Brighton adds to the job

On the bay's east shore

Brighton faces Port Phillip, part of Bayside's 17 km of foreshore. BlueScope defines exposed water as open salt water with onshore winds but no breaking surf, and says its table is a guide only.

Heritage, widely

Bayside said in July 2022 that more than 1,500 properties were already in its Heritage Overlay, and proposed adding 59 post-war modern houses plus a group of eight. Victorian Places says Brighton has many heritage-listed houses.

Large blocks, large homes

33.1% of Brighton's occupied homes had four or more bedrooms at the 2021 Census. 57.2% were separate houses, 19.8% flats or apartments, and 45.1% were owned outright.

Seaside from 1906

eMelbourne says the 1880s brought more density, and the electric tram from St Kilda set off the development of seaside properties from 1906.

Protecting an outdoor unit near the water

Daikin's warranty card makes the owner responsible for additional corrosion protection in sea air. Daikin also says its outdoor coils carry an anti-corrosion treatment it calls Blue Fin, and that positioning and maintenance are essential. Other brands word their terms differently, so read the warranty for the unit you're quoted.

Put the unit on the side of the house that's sheltered from the onshore wind, with clear air around it and room to service it. The ACT Government guide warns against enclosed courtyards and slat fencing around an outdoor unit, which is worth remembering when you're tempted to hide it. Our coastal homes guide goes into more detail.

Heritage and the outdoor unit

Victoria's Heritage Overlay needs a permit for domestic services normal to a dwelling, which can include an air conditioner, if they're visible from a street (other than a lane) or a public park. On a Brighton heritage property, a unit at the back or down a side, out of view, avoids that trigger. One on the front, or on a roof seen from the street, may not.

For a big period house, a multi-split is one way to heat and cool several rooms from one outdoor unit. Rinnai says multi-split suits 2 to 5 rooms that each need their own control. Ducted is the other, if there's roof space.

What we'd do

What we'd do in Brighton

Settle the spot first: out of the street's view and sheltered from the bay wind. Then choose a model with coastal protection, ask how its warranty treats sea air, and book a professional service every year, as Mitsubishi Electric recommends. Near the water, that yearly visit is where early corrosion gets noticed.

Questions people ask

My Brighton house is a few streets back from the beach. Does salt still matter?
It can. The Galvanizers Association's corrosivity guide rates the first 50 m from a sheltered bay as its harsher calm sea-shore band, and 50 m to 1 km as coastal. Ask the installer what the brand's warranty says for your distance.
Do I need council approval for an air conditioner in Brighton?
If the property is in the Heritage Overlay and the unit would be visible from a street or park, you may need a permit. Ask Bayside before the install, not after.
How do I get a quote in Brighton?
Send us the job. Licence-checked local installers who do that work see it where we have them, and only the one who takes it gets your details. If nobody around Brighton takes it within 48 hours, the job may be shown to installers elsewhere in Victoria too.
