What's different about Doncaster
Towers on Doncaster Hill
In 2002 Manningham Council adopted a plan for 54 hectares around Shoppingtown that foresaw 4000 apartments. By 2012 five towers of five to twelve storeys were up.
Houses from the orchard years on
Doncaster stayed an orchard area until the 1970s, and most of its houses were built from the 1950s to the 1980s. Many were builders' project homes, some of very modern design, though redevelopment is claiming some of them.
Heritage in unexpected places
The Winter Park cluster housing of 1970, at High Street and Winter Way, is heritage listed.
The mix today
At the 2021 Census, 53.1% of occupied homes were separate houses, 19.6% townhouses or similar and 27.3% flats or apartments. 37.5% were owned outright and 30.5% rented.
In a Doncaster Hill apartment
A reverse cycle split is usually the practical choice in a tower, but you rarely decide alone. The owners corporation rules may say where an outdoor unit can sit, whether pipes can run on the facade and who can work on common property. Read them, and ask the building manager, before you get quotes.
The outdoor unit still needs air. The ACT Government guide warns against enclosed spaces, which is worth remembering on a narrow balcony behind a solid screen. Our apartments and strata page covers approvals in more depth.
In a 1950s to 1980s Doncaster house
Here the usual job is replacing a gas ducted heater that's done decades of winters. If you're thinking of switching to ducted reverse cycle, the ACT Government guide says old gas ducts can't be reused: they're too narrow and may have age-related issues. So it's a bigger job than swapping the heater, and it brings cooling with it.
If you'd rather keep gas, that's allowed. DEECA says existing homes don't have to move space heating to electric. A heater sized for the house, with zoning for the rooms you use, is often the sensible middle path.
Your job goes to licence-checked installers near Doncaster who do that kind of work. Whoever takes it is the only one who sees your contact details. If nobody around Doncaster takes it within 48 hours, installers elsewhere in Victoria may see it too.
What we'd do
What we'd do in Doncaster
In an apartment, we'd get the owners corporation's answer in writing before paying for any quote. In a house, we'd have the ducts checked first, then line up a new gas heater against ducted reverse cycle with new ducts. Ducts in poor shape usually settle it.
