Coburg's layers
Bluestone beginnings
Coburg grew fast in the 1850s gold rush, and by 1875 it had 41 bluestone quarries. eMelbourne notes early stone houses built of uncut basalt floaters.
Waves of building
eMelbourne says the 1880s land boom reshaped Coburg, a modern suburb arose after 1910, and the Housing Commission and War Service Homes Commission later filled it in. After World War I, much of the building happened east of Sydney Road.
Mostly houses
65.1% of the 10,230 occupied homes were separate houses at the 2021 Census and 24.3% townhouses or semi-detached. 42.9% had three bedrooms, and 33.2% were rented.
Heritage overlay places
Wikipedia says Heritage Overlay places in the Merri-bek scheme are in Coburg, alongside Victorian Heritage Register places such as the Bluestone Cottage Museum, built in 1864.
Where Merri-bek lets the outdoor unit go
For a contributory or non-contributory house in a heritage overlay, Merri-bek's exemptions plan needs no heritage permit for an air conditioner on the rear wall or in the rear setback. On a side wall or side setback, the unit has to sit at least 4m behind the front facade.
Places graded significant, and anything on the Victorian Heritage Register, don't get that exemption. Check your grading before the installer drills a hole, and ask the council if you're unsure.
The usual Coburg jobs
Heating an older house room by room. In a cottage without roof space for ducts, splits or a multi-split are the practical way to heat. The ACT Government guide says split systems suit smaller houses, under 180 square metres.
Cooling a house that's only ever been heated. In a 2021 survey for the Victorian Government, 40% of home owners in gas areas mostly heated with heating-only gas ducted. In an interwar brick house with a roof cavity, add-on cooling or a move to ducted reverse cycle can both work. See ducted heating in Melbourne.
A split for the bedroom that bakes. Often the simplest fix for summer nights, and it heats in winter as well. See split system installation in Melbourne.
What we'd do
If it were our Coburg house
Work out the era of the house and its heritage grading before anything else. A contributory weatherboard with no roof space suits splits on the back and side walls; an interwar brick house with a roof cavity may take ducted. Either way, have the heat load worked out room by room.
