What's different about Cardiff
Coal, orchards and the railway
Cardiff grew on coal mining, orchards and the Sydney to Newcastle railway, finished in 1887. The Cardiff Railway Workshops opened in 1928 and closed in 1994. The town had 145 homes in 1911 and 1,160 by 1947.
Inland of the coast
Cardiff is 17 km west-south-west of Newcastle. It has no weather station, but the Newcastle University station, just 8.5 km inland, averages a 29.5 degree January maximum against 25.7 at Nobbys on the coast.
Mostly houses
In 2021, 82.7% of occupied homes in Cardiff were separate houses, 11.0% semis, terraces or townhouses and 6.2% flats or apartments.
Close to a third rented
30.7% of Cardiff homes were rented in 2021, 36.5% were owned with a mortgage and 29.8% were owned outright.
Winding Creek
Winding Creek floods Cardiff's business district in heavy rain. The worst recent example was the 2007 Pasha Bulker east coast low.
Which jobs come up in a Cardiff house?
A first split system in an older home. The installer has to find a solid wall for the indoor unit, a short path for the pipes and a spot outside with air around it. They should also check the switchboard, because Mitsubishi Electric says an air conditioner needs its own dedicated power supply. If that means a new circuit, it's a job for a licensed electrician; see electrical work for air conditioning.
Heating and cooling the whole house. The ACT Government guide says split systems suit houses under 180 square metres, and ducted or multi-head systems suit bigger ones. Plenty of Cardiff houses sit near that line, so a multi-split is often the honest middle option. With good roof space, look at ducted in Newcastle.
Renting in Cardiff?
A fixed split is a change to the property, so it needs the owner's okay before anyone drills a hole. Send your agent a short note saying which room and what you'd like. Passing on a quote can make the yes easier.
Close to the creek?
If your yard took water in 2007, don't leave the outdoor unit on a slab at ground level. Get Ready Queensland's flood advice is to raise air conditioner units and switchboards above the flood level, and that holds beside Winding Creek too. Ask for a raised stand or bracket that can still be serviced from the ground.
What we'd do
What we'd do in Cardiff
In an older Cardiff house, we'd start with one well-sized reverse cycle split in the main living area and have the switchboard checked on the same visit. If we rented, we'd get the owner's written okay first. If the street has flooded before, we'd want the outdoor unit up off the ground.
