On the bay
Nelson Bay, Shoal Bay, Corlette, Salamander Bay, Soldiers Point, Anna Bay, Fingal Bay, Lemon Tree Passage, Tanilba Bay and Karuah all sit on or near the water. At the Nelson Head station, January averages 27.3 degrees and July nights 9.0, so heating needs are modest.
The bigger issue is salt. ActronAir's warranty terms say that near sea air the owner must apply extra corrosion protection, which it describes as regularly washing down the outdoor unit, panels and coils with a mild detergent. Daikin's coastal FAQ gives no set distance from the sea, so ask about the model you're quoted. Our coastal homes guide covers placement.
Inland: Raymond Terrace, Medowie, Williamtown and the rural west
Most of the council's people live in Raymond Terrace and Heatherbrae, with Medowie and rural areas such as Seaham, Wallalong and Hinton further out. Here, winter is the season to plan for. Choose reverse cycle with enough heating output for a frosty morning, and read the heating stars as well as the cooling ones.
Port Stephens in numbers
A big council area
Port Stephens Council covers 979 square kilometres, from the Tasman Sea in the east to rural areas west of the Pacific Highway.
Mostly houses
At the 2021 Census, 80.9% of occupied homes were separate houses, 13.5% semis or townhouses, 3.6% flats and 1.6% other dwellings.
A lot of empty homes on census night
5,236 private dwellings, 15.4%, were unoccupied on census night 2021. Nelson Bay is a major tourism centre, though the census doesn't say why homes were empty.
Long-term owners
41.2% of occupied homes were owned outright and 24.8% rented. The median age was 47.
If your place sits empty between visits
You can
- Run the system for a while on your first day back, before you need it, and listen for anything new.
- Clean or rinse the filters the way the manual says, with the power off.
- Keep sand, leaves and garden clutter clear of the outdoor unit, as Daikin advises.
Leave to a licensed installer
- A yearly service: coil clean, drain flush and electrical checks.
- Checking brackets and fixings for rust on a unit facing the water.
- Any refrigerant work, and anything on a roof or high wall.
What we'd do
Our take on Port Stephens
On the bay, we'd put the outdoor unit on the side away from the water, pick a model whose coastal terms we've read, and book a service every year, even if the house is only used in summer. Inland, we'd size for the cold mornings first. Either way, a Newcastle service visit before the busy season beats a breakdown on the first hot day.
