Maitland at a glance
Inland heat, cool nights
At the Maitland Visitors Centre station (1997 to 2016), January's mean maximum is 30.2 degrees and July's mean minimum is 5.4. The records are 44.5 and minus 4.5.
Growing quickly
The City of Maitland's census population went from 53,718 in 2001 to 90,226 in 2021. Most people live in a strip along the New England Highway between Lochinvar and Thornton.
Almost all houses
At the 2021 Census, 87.3% of occupied homes in the council area were separate houses, 9.6% semis or townhouses and 2.3% flats. 29.8% were rented and 39.1% owned with a mortgage.
On the floodplain
Central Maitland sits on the Hunter's right bank behind a levee that protects it from moderate floods. The 1955 flood reached 12.5 m, and in 2022 floodwater covered the flood land and cut Gillieston Heights off.
Old Maitland and Morpeth
Heritage-listed homes include Brough House and Grossmann House in Church Street. Morpeth, 7.9 km east-north-east, is known for its historical buildings.
In a newer Maitland house
With the population up by more than half since 2001, plenty of Maitland homes are recent builds. If yours has a roof space, ducted reverse cycle is usually straightforward to run. Size it for Maitland's afternoons, not a coastal average: ActronAir says systems lose cooling capacity above 35 degrees.
Ask for zoning, so you can cool the bedrooms at night without running the whole house. And check the ducts are insulated: the ACT Government guide recommends at least R1.5 and says some suppliers don't include it by default.
In an older home or a heritage street
In an older house, two or three splits can be simpler than fitting ducts. Where the outdoor unit goes matters more in Central Maitland or Morpeth, so keep it off the street front where you can. If the house is heritage-listed, ask Maitland City Council what needs approval before anyone quotes.
Replacing old gas ducted heating? The ACT Government says gas ducts are too narrow to reuse for reverse cycle, so plan for new ductwork. Our reverse cycle or gas guide helps you weigh it up.
If floodwater reached your outdoor unit
Don't switch the system back on. If the switchboard stayed dry, turn off the air conditioner's circuit. If it got wet, leave it alone and call an electrician. Have a licensed technician check the unit before it runs again. When you replace it, Get Ready Queensland's flood advice is to raise air conditioner units and switchboards above the flood level.
What we'd do
If it were our home
In a newer house on the flat, we'd go ducted reverse cycle with zoning and insulated ducts, sized for 40-plus days, with the outdoor unit on a raised stand if the street has ever flooded. In an older Maitland home, we'd start with a split in the living area and add rooms later.
