Canning Vale's climate and homes
Cold nights next door
Jandakot Airport is just west of Canning Vale. Bureau of Meteorology figures there show temperatures below 2 degrees on average 14.6 times a year and below zero 3.5 times, against about four nights below 2 degrees for Perth as a whole.
Still hot in summer
Jandakot Airport's mean daily maximum is 31.5 degrees in January, and its July nights average 7.1 degrees. You need a system that does both jobs well.
Estates from the 1980s on
Until the late 1970s this was market gardens and dairy farms, and much of the housing land stayed zoned rural until 1994. Estates such as Ranford, Livingston and Waratah followed, and by 2021 separate houses were 94.4% of the 10,444 occupied homes.
Settled owners
30.1% of homes were owned outright in 2021 and 49.2% with a mortgage, with 17.8% rented. Long-held homes are where replacing the original heater or cooler tends to come up.
Two councils
The City of Canning covers Canning Vale west of Nicholson Road and the City of Gosnells the part east of it. Know which one is yours if a question about approvals comes up.
What that means for heating
On a cold, damp Canning Vale morning a reverse cycle system will sometimes stop blowing for a while. Mitsubishi Electric says heating can pause for about 10 minutes while the outdoor unit defrosts, when it's cold and humid outside, and that warm air takes a moment to come through at start-up. That's normal, not a fault.
If you're replacing old gas ducted heating with ducted reverse cycle, plan for new ducts rather than assuming the old ones can stay. The ACT Government's guide says gas ducts are too narrow for reverse cycle and may have age-related issues. Our ducted guide for Perth covers the rest of that job.
Keeping gas? Have the heater serviced by a licensed gasfitter before winter. Energy Safe Victoria and Seeley both say at least every two years. See gas heater servicing in Perth.
The other jobs here
Summer still brings the repair calls, and a pre-summer service is the easiest way to avoid one. North of the railway, Canning Vale's industrial area holds Market City, distribution centres and manufacturers, which is commercial air conditioning territory rather than a home job.
What we'd do
What we'd do in Canning Vale
We'd choose the system on its heating performance first, because Canning Vale's winter nights are the ones that test it. For a whole house that means ducted reverse cycle with zoning, or splits in the rooms you use most. If the house still runs on an old gas ducted heater, we'd get a ducted specialist to look at the ducts before quoting anything new.
