Osborne Park in a few lines
From market gardens to industry
Osborne Park began as market gardens on peaty soil between Lake Monger and Herdsman Lake. It became residential after World War II, and by the 1980s it was mainly industrial, with only the north-east still residential.
Townhouses and apartments
Separate houses were just 17.6% of the suburb's 2,121 occupied homes in 2021. Townhouses and semis were 57.9% and flats or apartments 24.3%.
Mostly rented
54.5% of homes were rented in 2021, 25.6% owned with a mortgage and 17.7% owned outright.
Business country
Warehouses, car yards and retailers fill much of the suburb, and Scarborough Beach Road has been called the largest car yard precinct in Australia. The suburb is 8 km north-west of the CBD, split between the City of Stirling and the City of Vincent.
A home job in Osborne Park
In a townhouse or apartment, start with the strata. Get the by-laws, then written approval for the outdoor unit's position before you book anyone. Balconies, shared walls and roofs are where approval usually hinges. Our apartments and strata page has the questions to ask.
If you rent, the owner decides on anything new and usually arranges repairs. Put your request in writing.
For the unit itself, a reverse cycle split suits a living area or bedroom and heats in winter too. In close-set townhouses, the ACT Government's guide asks you to consider the neighbours' noise and fresh air for the outdoor unit, and warns against boxing it into an enclosed courtyard. More on split systems in Perth.
A showroom, office or warehouse
Cooling a car showroom or a warehouse office is commercial work, with bigger systems and different specialists. Our commercial air conditioning page for Perth explains how those jobs differ. In WA, any new circuit or switchboard work still needs a licensed electrical contractor, whose EC number should be on the quote.
What we'd do
What we'd do here
For a townhouse, we'd get the strata's written approval first, then one correctly sized reverse cycle split in the main living area, with the outdoor unit placed where the neighbours won't hear it through a bedroom window. For a business, we'd post it as a commercial job so it reaches people who do that work.
