What Scarborough throws at a system
A surf beach
Scarborough Beach is surf country: it has hosted the Australian Surf Life Saving Championships. The GAA guide rates the first 200 m back from surf C5 and 200 m to 1 km C4, and says wind can push those bands further inland.
Wind off the sea
At the Bureau's Swanbourne station on the same stretch of coast, the average January 3 pm wind is 27.7 km/h. Wall brackets and roof-mounted units here need to be fixed for it.
Townhouses and apartments
At the 2021 Census, 47.6% of Scarborough's 7,639 occupied homes were townhouses, terraces or semis and 16.1% flats or apartments. Separate houses were 36.2%.
Mid-rise, not high-rise
The 24-level hotel built as Observation City opened in 1986, after a long campaign against beachfront towers. The City of Stirling later set an eight-storey height limit.
Plenty of renters
39.4% of homes were rented in 2021. The owner decides on anything new, and often the strata does too.
Keeping an outdoor unit alive by the surf
Mitsubishi Electric's instructions list salty places such as the seaside among places to avoid, which is hard to do in Scarborough. Under Daikin's warranty card, extra corrosion protection in sea air is the owner's job. So ask what coastal protection a model has before you buy, put the outdoor unit on the side of the building that faces away from the beach if you can, and have it serviced every year with the coil and casing checked.
Our coastal homes guide and Perth servicing page go further.
Strata first
Ask the strata manager for the by-laws, then get written approval for the outdoor unit's position, the pipe route and any balcony bracket before you book. Noise matters in close-packed buildings, and the ACT Government's guide asks you to think about neighbours' noise and fresh air for the unit. Our apartments and strata page has the questions to ask.
What we'd do
Our take for Scarborough
We'd get strata approval in writing first, then choose a reverse cycle split with coastal coil protection, mounted on the most sheltered wall the building allows. We'd book a service every year rather than waiting for it to fail, and we'd use an installer who regularly works in beachside apartments.
