What's different about Merrylands
Beyond the sea breeze
The summer sea breeze cools Sydney's eastern edge but stalls before 9 km inland, leaving the west 6 to 10 degrees hotter than the CBD in late spring and summer. Merrylands is 25 km west.
Climate zone 6
The ABCB's map shades the Cumberland council area as zone 6, mild temperate, the same band as Parramatta and Penrith. Expect to need heating in winter as well as cooling.
Units along Pitt Street
Medium-rise apartments line Pitt Street, and 36.6% of homes were flats or apartments in 2021, with 13.6% townhouses, semis or terraces. The shops near the station are mostly 1930s and 1940s art deco.
Nearly half rented
47.0% of Merrylands homes were rented, 26.5% owned with a mortgage and 22.3% owned outright.
Signs a Merrylands quote needs a second look
- A size picked from the floor area alone, with no talk of insulation, windows or which way the room faces.
- No heating capacity listed, only cooling.
- No NSW licence number, or no RTA number (it starts with AU) on the quote.
- An outdoor unit squeezed into an enclosed corner or behind slat fencing, which the ACT Government guide warns against.
- Pressure to sign today at the kitchen table. A deal done at your home can be an unsolicited agreement with a 10 business day cooling-off.

Where we'd start in Merrylands
We'd get the strata or landlord answer first if it applies, then ask for a written quote showing both heating and cooling capacity and how they were worked out. In a house, we'd compare a few splits against a zoned ducted system. We'd want an installer who does western Sydney installs every week and puts licence numbers on the quote.
