Bondi, as it affects your air conditioner
Between the Junction and the beach
Bondi is mostly medium and high-density housing centred on Bondi Road, with Bondi Junction to the west and the suburb of Bondi Beach to the east.
Units, units, units
At the 2021 Census, 79.6% of occupied homes were flats or apartments, 12.0% semis, terraces or townhouses, and just 6.6% separate houses.
Mostly rented
56.8% of occupied homes were rented. NSW Fair Trading says a tenant needs the lease to allow a change or the landlord's written permission, and its minor-change rules have extra restrictions in strata schemes and don't apply to heritage properties.
Old buildings among the new
Bondi's building styles run from Victorian and Federation to Inter-War and contemporary, with Victorian and Federation shopfronts along Bondi Road. Older walls and narrow lots can make the outdoor unit's position the hard part.
Council
Bondi is in the Waverley Council area, postcode 2026.
How close to the surf is too close?
The Galvanizers Association of Australia's corrosion guide rates the first 200 m from a surf beach as C5, its harshest coastal band, then C4 out to 1 km and C3 from 1 to 10 km, and says prevailing winds can push the bands further inland. Every street in Bondi is well inside that 10 km.
That matters for the warranty. Daikin's card puts extra corrosion protection in sea air on the owner, and ActronAir's terms describe it as regular washing down of the outdoor unit and coils with a mild detergent. Mitsubishi Electric lists salty places such as the seaside among spots to avoid installing at all, so a sheltered wall beats a balcony facing the ocean. Our coastal homes guide goes further.
What a Bondi quote should spell out
- Exactly where the outdoor unit goes, and whether it's on common property
- How it's protected from salt, and what the brand's warranty asks of you near the sea
- The pipe and drain route, so nothing drips onto a neighbour's balcony or the footpath
- Noise: NSW's 2026 noise rules restrict use when a unit can be heard inside a neighbour's home
- The installer's NSW licence number and their ARC licence for the refrigerant work
What we'd do
What we'd do in Bondi
We'd ask the landlord and the strata in writing at the same time, with the installer's plan attached, so neither is waiting on the other. We'd pick the most sheltered spot for the outdoor unit, not the most convenient one, and book a yearly service with a wash-down. Send us the job and licence-checked installers who work in the Eastern Suburbs can see it; the one who takes it is the only one who gets your details, and if no one near Bondi takes it within 48 hours, it may also show up for installers in other parts of NSW.
