Miranda is the Sutherland Shire's main retail centre, and its homes reflect it: at the 2021 Census, 41.3% were flats or apartments and another 17.4% were townhouses, semis or terraces. If you live in one of those, getting a split system in usually starts with the owners corporation, not the installer. In Miranda's houses, the choice is the familiar one between splits and ducted.

Miranda in a few facts

A town centre suburb

Miranda, 24 km south of the CBD, is home to Westfield Miranda and is the Shire's main retail centre. Only 40.2% of its homes were separate houses in 2021.

One in three homes rented

34.7% of Miranda homes were rented at the 2021 Census, 32.8% were owned with a mortgage and 28.1% owned outright.

Suburban since the 1950s

In 1923 Miranda had five shops among fruit and poultry farms, and the Shire only became suburban in the early 1950s. Many houses are decades old, so check the age of any system that came with yours.

The milder side of Sydney

The ABCB's climate map puts the Sutherland council area in zone 5, warm temperate. That means milder summers than out west, and less reason to buy a bigger unit than the room needs.

Getting a split into a Miranda unit or townhouse

  1. Ask the strata manager what the by-laws say

In NSW a new reverse cycle air conditioner is a minor renovation. It needs a majority vote at a strata meeting unless a by-law lets the committee approve it.

  2. Have an installer propose the outdoor spot

The ACT Government guide says to consider access for maintenance, noise for the neighbours and fresh air reaching the outdoor unit, and to avoid enclosed courtyards.

  3. Put the written plan to strata

Include the unit size, where each part goes, how the pipes run and the noise figures from the energy label. If the work changes the building's outside, ask whether it's a major renovation.

  4. If you rent, go through the agent

The owner makes the call, and they'll deal with strata.

What we'd do

What we'd do in Miranda

In a unit or townhouse, we'd get strata's answer before spending time on quotes, and we'd choose an inverter split sized to the room. In a house, we'd compare splits with ducted, keeping in mind the ACT Government guide's line that splits suit houses under 180 m2. We'd want an installer who does Shire strata jobs regularly. Licence-checked local installers who do that kind of work see the jobs we're sent, and only the one who takes yours gets your details. If none near Miranda takes yours within 48 hours, NSW installers outside the area may see it too.

Questions people ask

Do I need strata approval for a split in a Miranda townhouse?
If your townhouse is in a strata scheme, yes. NSW treats a new reverse cycle unit as a minor renovation that the owners corporation approves. Check your by-laws, or ask the strata manager.
Will a split system's noise bother my neighbours?
It can, which is why placement matters. NSW's Noise Control Regulation 2026 limits the hours a home air conditioner can be used if it's heard inside a neighbour's home. Read noise and neighbours.
Is there a discount on a new air conditioner?
Miranda households may be eligible for an upfront ESS discount through an installer partnered with an Accredited Certificate Provider. Sign the nomination form before the install. See the ESS guide.
