Victor Harbor's coast, climate and homes
On the bay
Victor Harbor is on the Fleurieu Peninsula's south coast, about 82 km south of Adelaide. The City of Victor Harbor includes the township of Encounter Bay, and its beaches, like nearby Port Elliot's, have been facing problems from rising seas.
Salt in the air
The Galvanizers Association of Australia rates land from 100 m to 3 to 6 km back from a less sheltered bay or gulf as C3, a coastal corrosion category, and calm salt water foreshores as C4.
A cooler zone
The National Construction Code puts Victor Harbor in climate zone 6, against zone 5 for Adelaide, so homes here need more from their heating.
Holiday homes and retirees
At the 2021 Census, 22.3% of Victor Harbor's private dwellings were unoccupied on census night, and the median age was 59. 43.3% of occupied homes were owned outright. Over the summer holidays the population almost triples.
What salt does, and what helps
Salt spray settles on the outdoor coil, the fins and the fixings. Over time it eats into them, and a unit in a holiday house can sit for weeks without anyone looking at it.
Daikin says all its outdoor coils carry an anti-corrosion 'Blue Fin' treatment, and that proper maintenance and positioning are essential. Whatever brand you choose, ask what coastal protection it has, what the warranty says about sea air, and whether the outdoor unit can sit on the side of the house away from the bay. Our coastal homes guide goes further.
The jobs that come up most here
Reverse cycle splits for heating and cooling. A cooler climate zone means picking units on their heating rating too. See reverse cycle air conditioning in Adelaide.
Pre-summer servicing. With the town filling up over the holidays, a service in spring beats a breakdown on a full house. Mitsubishi Electric recommends a professional service every year, and by the sea it's worth asking for the coil and fixings to be checked for corrosion. See aircon servicing in Adelaide.
Replacing corroded outdoor units. Once the coil or base is badly rusted, a replacement with proper coastal protection usually makes more sense than patching it.
What we'd do
Where we'd start
In a Victor Harbor home we'd choose a reverse cycle split with factory coastal protection, put the outdoor unit on the sheltered side of the house, and book a service each spring with a corrosion check. For a holiday house, we'd also ask the installer what the manual says about clearing salt off the outdoor unit between services.
Tell us the job and your postcode. Licence-checked installers who do coastal work on the Fleurieu can see it, if we have them there, and only the one who takes it gets your details. If no one on the Fleurieu takes it within 48 hours, installers elsewhere in South Australia may see it too.
