What's particular about Bentleigh
Two building booms
Glen Eira's heritage statement says Bentleigh grew rapidly from about the mid-1920s, once rail services improved after electrification. Victorian Places adds a second surge in the 1950s as the market gardens disappeared.
Heritage precincts
The Rose Hill Estate Precinct (HO168), around Rose Street, was built 1928 to 1945 and is mostly Bungalow style. The Bentleigh Heights Estate Precinct (HO169), on The Highway, went up between 1939 and 1942 in Tudor Revival and Moderne styles.
What Glen Eira allows
Glen Eira says domestic services normal to a dwelling don't need a heritage permit as long as they're not visible from a street (other than a lane) or a public park. Visible ones usually do.
Bigger homes than you'd guess
At the 2021 Census, 31.0% of Bentleigh's occupied homes had four or more bedrooms, 59.7% were separate houses and 19.6% flats or apartments. 28.5% were rented.
Looking after a Bentleigh ducted heater
In a 2021 survey for the Victorian Government, 54% of home owners in gas areas had gas ducted heating. Energy Safe Victoria says to have a gas heater serviced at least once every two years by a qualified gasfitter. See ducted heating service in Melbourne.
Seeley says a ducted gas heater can sit in the roof, under the floor or outside the house, and where yours is affects how simple a service or a swap will be. If you've draught-sealed or renovated since it went in, tell the gasfitter: Energy Safe Victoria warns that sealing a home can change the ventilation needed to clear carbon monoxide.
Adding cooling to a heritage-precinct house
On a house in HO168 or HO169, the back wall, or a side wall well behind the front of the house, keeps the outdoor unit out of the street's view. A unit on a front-facing wall or roof can need a permit.
For the cooling itself, the two usual asks are add-on cooling through the ducts you already have and a split in the main bedroom. Rinnai says add-on compatibility comes down to the heater's age, model, capacity and condition, so get that checked first. Our add-on cooling page explains how it works.
What we'd do
Where we'd start in Bentleigh
Book the heater's service in autumn, before the first cold week. If you want cooling too, ask the gasfitter whether the heater could take add-on cooling, then compare an add-on quote with a split quote. In a heritage precinct, agree where the outdoor unit goes before you choose a brand.
