Point Cook, briefly
From air base to suburb
Victorian Places says Point Cook was rural land around an RAAF base until the mid-1990s. Development began in the late 1990s, and the population went from 1,737 in 2001 to 66,781 in 2021.
Four-bedroom country
At the 2021 Census, 88.0% of homes were separate houses and 69.5% had four or more bedrooms. 50.6% were owned with a mortgage and 31.9% rented.
On the bay
Victorian Places calls Point Cook a minor coastal outcrop south of Altona Bay. Much of the old salt works became the Sanctuary Lakes estate, and the bayside part is now the Cheetham Wetlands, beside the Point Cook Coastal Park.
Cold nights, hot extremes
Bureau of Meteorology figures for Laverton, labelled a western suburb, give a July mean minimum of 5.0 degrees and a January mean maximum of 25.7, but a record high of 47.5 degrees.
Living close to the water
Port Phillip is a sheltered bay, not a surf coast, so the Galvanizers Association's guide rates the shoreline to 50 m inland as C4 and 50 m to 1 km as C3. If your home is near the coastal park or the bay, ask about coastal protection.
Daikin's warranty card puts extra corrosion protection in sea air on the owner, so read your brand's coastal conditions before you buy. Our coastal homes guide goes further.
Big houses, big systems
In a four-bedroom house, ducted reverse cycle heats and cools every room from one system. The ACT Government's guide says ducted or multi-head systems suit houses above 180sqm better than splits do.
Zoning is what keeps it sensible to run: heat the bedrooms at night and the living areas by day. ActronAir says the zones can only differ by 4 degrees, and the system can't heat one zone while cooling another, so plan the zones around how you live.
Ask a Point Cook installer
- Is this sized from a heat load calculation for this house, or from the floor area?
- How will the zones be split, and where do the sensors go?
- Does the unit you're quoting have coastal protection, and what does the warranty say about salt?
- Will the ducts be insulated to at least R1.5?
What we'd do
Our take for Point Cook
If your ducted system came with a late-1990s or early-2000s house, start planning its replacement before it fails in a cold snap. Size the new one for winter nights, check it handles a hot northerly, and zone it properly. Near the water, pay for coastal protection rather than risk a corroded coil.
