Keysborough's homes at a glance
The older north
Victorian Places says Keysborough north was suburbanised in the late 1970s and 1980s, with more housing north and east of the golf course in the 1980s and 1990s. Wikipedia describes the north as mostly built from the 1960s well into the 1990s.
The newer middle
Large-scale residential and industrial development in the middle of the suburb began in the 2000s. The south is still a mix of houses, farms and market gardens on land drained from the Carrum Swamp.
Big houses, mostly owned
At the 2021 Census, 89.5% of Keysborough homes were separate houses and 51.8% had four or more bedrooms. 46.7% were owned with a mortgage and 18.7% were rented.
What usually comes up, by the age of the house
A 1980s or 1990s home in the north. Gas ducted heating is likely: 54% of home owners in a 2021 Victorian Government survey of gas areas had it. Have a gasfitter service it and check for carbon monoxide, which Energy Safe Victoria says should happen at least every two years. If you also run an old split, Solar Victoria says a system more than 15 years old typically uses more than three times the energy of a modern reverse cycle unit.
A 2000s house in the middle. These four-bedroom homes often suit ducted reverse cycle with zones, so you can heat the bedrooms at night and the living areas by day. Ask how the zones will be split before you sign.
Cooling a house that's already heated. If you've got gas ducted heating that works, a split in the room that bakes in summer is the simple fix. Our Melbourne split system page covers choosing one.
What we'd do
What we'd do in Keysborough
Work out how old the heater is before you work out what to buy. If it's in good order, service it and leave it be, and add a split for summer if you need one. If it's tired and the house has four bedrooms, get a zoned ducted reverse cycle quote next to a like-for-like gas quote, and compare them on the same page.
