St Kilda, by its buildings
A century of flats
St Kilda was heavily subdivided into apartments in the interwar years and was Melbourne's most densely populated suburb by the 1930s. Flats have gone up there from the 1910s to now, so your building could be almost any age.
Flats, flats, flats
Of 10,372 occupied homes in 2021, 79.0% were flats or apartments, 10.9% semi-detached, terrace or townhouses and just 5.5% separate houses.
Six in ten rented
60.4% of St Kilda homes were rented at the 2021 Census, with 22.9% owned with a mortgage and 14.2% owned outright.
On the bay's east shore
Port Phillip is an enclosed bay with moderate waves, and St Kilda sits on its eastern shore, with old flats and mansions along the beachfront.
Old buildings that matter
Wikipedia notes that much of St Kilda's architecture is recognised as nationally significant. Many mansions and grand terraces became guest houses, then rooming houses.
Getting a split into a St Kilda flat
Ask the owners corporation first
Find out where it allows outdoor units (balcony, roof, a wall or a plant area) and get the answer in writing. Some older buildings also sit under heritage controls.
Size it for the room
The ACT Government guide says larger splits can serve areas up to 80 square metres. A heat load calculation for your room beats guessing.
Think about the people next door
Victoria's EPA rules stop a unit on cooling being heard inside a neighbour's habitable room after 11pm, and on heating after 10pm. In a block, that neighbour is close. Check the outdoor sound power figure on the label.
Ask about the salt
The Galvanizers Association rates land within 50 m of a sheltered bay's shoreline as C4 and out to 1 km as C3. Close to the beach, ask for an outdoor unit with factory corrosion protection.
Renters, landlords and rooming houses
With so many St Kilda homes rented, the rental standards matter. From 1 March 2027, new agreements need fixed energy efficient cooling in the main living area, and from 1 July 2030 every rental does. Consumer Affairs Victoria lists centralised building systems, common in apartments, owners corporation rules and heritage laws among the exemptions.
If you run a rooming house, every resident's room has needed a fixed heater, secured to a wall, floor or ceiling, since 1 December 2025.
What we'd do
Our pick for a St Kilda flat
Get the owners corporation's written OK for the outdoor unit's spot, then have one well-sized reverse cycle split put in the living area, chosen for its heating rating and a low outdoor noise figure. If you're a landlord, choose one that meets the rental ratings so you only do the job once.
Tell us what you need and your 3182 postcode. Licence-checked local installers who do apartment work see your job, and your contact details go only to the one who takes it. If nobody near St Kilda takes it within 48 hours, installers from elsewhere in Victoria may see it too.
