Williamstown's setting
A working harbour
Williamstown was the Port Phillip settlement's first anchorage and a port centre until the late 19th century, and it's still a working port. Williamstown Beach and yachts on Hobsons Bay line its foreshore.
Old streets
Its first land sales and streets date from 1837, and its post office is the oldest post office building still standing in Victoria.
Houses, terraces and units
Of 5,460 occupied homes in 2021, 56.2% were separate houses, 30.2% semi-detached, terrace or townhouses and 13.2% flats.
Long-held
40.3% of homes were owned outright, 33.3% with a mortgage and 24.5% rented.
Harbour air and outdoor units
The Galvanizers Association's guide to AS 4312 gives harbour foreshores and other spots right beside calm salt water its C4 rating, and the band from 50 m to 1 km inland around sheltered bays C3. If your home is within a kilometre of the foreshore, it sits in one of those bands.
Mitsubishi Electric lists "salty places such as the seaside" among places to avoid installing a unit, so the answer is protection and placement, not going without. Ask for factory corrosion treatment on the outdoor coil, check the brand's warranty terms for sea air, and have the coil checked at each service. Our coastal homes guide goes further.
Heritage streets
Victoria's rental regulations list heritage permit refusal among the grounds for not installing a new heater, which tells you a heritage permit can be refused. If your street is under a heritage overlay, ask Hobsons Bay City Council about your planned outdoor unit spot before signing anything. A position out of the street's view is likely to be the easier conversation.
Ask an installer near the water
- What corrosion protection does this outdoor unit have from the factory?
- What does the warranty say about sea air, and what do I have to do to keep it valid?
- Where would you put the outdoor unit, and can it sit out of view from the street?
- How would you size it for winter heating in this house?
What we'd do
If it were our Williamstown home
We'd check the heritage position first, then choose a reverse cycle system with factory coil protection, sized for winter, with its outdoor unit behind the house and away from the water where possible. Then we'd keep up the servicing, because near the harbour, corrosion is easier to stop early than to fix late.
Tell us the job and your 3016 postcode. Local installers who do that work, licences checked, see it, and only the one who takes it on gets your contact details. If nobody near Williamstown takes it on within 48 hours, installers elsewhere in Victoria may see it.
