Most of Craigieburn is young. It had 14,972 people in 2001 and 65,178 at the 2021 Census, and 89.2% of its homes are separate houses on estates like Highlands, Aston and Annadale. So the jobs here are mostly a first heater replacement, or cooling for a house that came with heating only.

What's different about Craigieburn

Built in one long rush

Suburban Craigieburn started with a 1972 subdivision planned for 20,000 people, but the real growth came later: 20,785 people in 2006, 32,757 in 2011. Stockland, Delfin, Peet, Evolve and Villawood all built estates here.

Houses, mostly still mortgaged

At the 2021 Census, 89.2% of occupied homes were separate houses and 9.6% townhouses or similar. 53.6% were owned with a mortgage and 28.4% were rented.

Up on the hill

Most of the suburb sits more than 200 metres above sea level, and the north rises to Mount Ridley at 289 metres. Melbourne Airport, the nearest station in the city's Bureau of Meteorology tables, averages 5.8 degrees on a July night.

Grass fire edge

Hume City Council says Hume has a long history of fast-moving grass fires, and many of its suburbs back on to grasslands and woodlands. If yours does, keep the outdoor unit's patch clear: Daikin says leaves and debris make a unit run less efficiently.

The jobs that come up in Craigieburn

The first heater replacement. A house built in the 2001 to 2011 boom now has a system 15 to 25 years old. Solar Victoria says one more than 15 years old typically uses more than three times the energy of a modern reverse cycle air conditioner. Our Melbourne ducted heating page compares the options.

Cooling a heating-only house. In the 2021 JWS survey for the Victorian Government, 40% of gas-area home owners mostly heated with gas ducted that only heats. In Craigieburn that usually means three choices: a split in the room that bakes, add-on cooling through the existing ducts, or ducted reverse cycle.

Townhouses and rentals. With 28.4% of homes rented, landlords here have 2027 to plan for. A new lease or a switch to month-to-month from 1 March 2027 needs fixed, energy efficient cooling in the main living area.

What we'd do

If it were our Craigieburn house

If the original gas heater still runs, we'd book its service and check its age on the label. If it's near the end and you want cooling as well, get two written quotes before winter: ducted reverse cycle, and a new gas heater with add-on cooling. Then keep the outdoor unit clear through the fire danger period.

Questions people ask

Can I add cooling to my Craigieburn gas ducted heating?
Sometimes. Rinnai says it depends on the age, model, capacity and condition of your heater and ducts, and not every heater can take it. A ducted heating specialist can tell you once they've looked at yours.
Will new homes in Craigieburn still get gas?
Not from 2027. From 1 January 2027 new Victorian homes are built all electric, and connecting gas to a building that doesn't have it is banned. A home already on gas can keep its heater.
I rent in Craigieburn and there's no cooling. Does my landlord have to add it?
Not yet. Cooling becomes required for new agreements, or a lease going month-to-month, from 1 March 2027, and for every rental from 1 July 2030.
