Mill Park was farmland until the 1960s, then went up quickly through the 1970s and 1980s, mostly as three-bedroom family houses. Gas ducted heating is common in Victorian homes of that kind, and by now the heaters and ducts in many of them have done a lot of winters. The usual job here is deciding whether to repair, replace or switch, and checking the ducts before you choose.

Built fast, and now getting on

Victorian Places says Mill Park's rural landscape was largely unaltered until the 1960s. Subdivisions followed in the 1970s as Bundoora filled up, and the 1980s brought rapid residential development. Mill Park Lakes, in the north-east, came later.

That means a lot of houses of similar age, laid out on quiet streets between Darebin Creek and the Plenty River. If yours still has older ducting, the ACT Government notes that old gas ducts can have age-related issues, and they're too narrow to reuse for reverse cycle anyway.

Mill Park homes in the 2021 Census

Three bedrooms, mostly

87.7% of Mill Park's homes were separate houses. 53.2% had three bedrooms and 36.2% had four or more.

Long-term owners

38.8% of homes were owned outright and 36.0% owned with a mortgage. 22.8% were rented, so the 2027 rental heating rules reach more than one home in five.

Repair, replace or switch?

A gas ducted heater that still works: service it. Energy Safe Victoria wants a qualified gasfitter on it at least every two years, with a carbon monoxide check.

One that keeps locking out or needs big parts: price a replacement before you spend more on it. Our repair or replace tool walks through the decision.

Splits from years ago: Solar Victoria says a system more than 15 years old typically uses more than three times the energy of a modern reverse cycle air conditioner. In a three-bedroom house, one new split in the living area, and maybe one in the main bedroom, may be all you need.

Dusty or rattling ducts: have them inspected. Sometimes duct cleaning or repairs are enough, and sometimes the run needs replacing.

What you can check, and what you can't

You can

  • Look for a service sticker or records on the heater.
  • Clean or replace the return air filter as the manual says.
  • Notice if some rooms get much less air than others, and tell the installer.

Leave to a licensed installer

  • Gas servicing and carbon monoxide testing (licensed gasfitter).
  • Going into the roof space to inspect ducts.
  • Any refrigerant work on splits (ARC licence).

What we'd do

Our take for Mill Park

If the heater's working and the ducts are sound, a service is money well spent. If either is near the end, get quotes for both a new gas heater with new ducts and ducted reverse cycle, because you're paying for ducts either way. For summer, a split in the hottest room is often enough in a three-bedroom house.

Questions people ask

Can I reuse my old ducts if I switch to reverse cycle?
Usually not. The ACT Government's buyer's guide says ducts from a gas system are too narrow for reverse cycle and may have age-related problems, so expect new ducting in the quote.
How often should a Mill Park gas heater be serviced?
At least every two years by a qualified gasfitter, Energy Safe Victoria says, and some heaters need it more often. Book in autumn, before the rush.
