Springfield is part of Greater Springfield, a master-planned community on land bought in 1991, with its first schools opening in 1998 and Springfield Lakes named in 2000. The homes are newer than most of Brisbane's and the households younger. And you're on the inland side of the city, towards Ipswich, where Bureau figures show hotter summers and colder July nights, so heating deserves real attention.

Springfield, in the facts

One big planned community

The Springfield City Group's private development covers 2,860 hectares across Springfield, Springfield Central, Springfield Lakes, Brookwater, Augustine Heights and Spring Mountain, with 30 per cent set aside as green space. Wikipedia calls it Australia's largest master-planned community at the time it was built.

Young households, big mortgages

Springfield's median age was 32 in 2021. Half the homes (50.6%) were owned with a mortgage and 33.3% were rented.

Houses and townhouses

86.8% of occupied homes were separate houses and 12.6% semi-detached, terrace or townhouses. Flats were just 0.6%.

The west swings harder

Bureau of Meteorology figures show it: Amberley, out past Ipswich, averages a January top of 31.7 degrees and a July low of 5.1, against 30.4 and 10.5 in Brisbane's city centre. Springfield lies between the two, on the Ipswich side.

Gas, maybe

The Queensland Government lists Ipswich among the areas Australian Gas Networks supplies, but says not all areas have a network. Check your address before planning anything gas.

Jobs that come up in Springfield

Adding to a newer house. With the first homes going up in the late 1990s, the job is more about what to add or upgrade than about replacing old gear. A split system for a bedroom or study is the simplest addition.

Ducted with zones. For a family house with roof space, ducted reverse cycle covers every room. Ask for the heating output per zone as well as the cooling.

Renting? No Queensland rule says a rental must have air conditioning, so talk to the owner. Fitting one yourself means the RTA's fixtures process, starting with written approval.

What we'd do

What we'd do in Springfield

We'd treat this as a heating and cooling job, not a cooling one: ask for both capacities on the quote and check the heating figure suits your coldest room. For the whole house we'd want a ducted specialist to quote zones; for a bedroom or two, a well-sized reverse cycle split. Send us your job. Licence-checked installers who specialise in that work see it where we have them around Springfield, and only the one who takes it gets your details. Should no one around Springfield take it within 48 hours, it may be shown to installers elsewhere in Queensland.

Questions people ask

Springfield is in Ipswich. Do the licence rules differ from Brisbane?
No. Springfield is in Ipswich City Council's area, postcode 4300, but the licences are Queensland-wide: a QBCC licence for the air conditioning work, whatever its value, and an ARC licence for anyone handling refrigerant.
Does a Springfield rental have to come with air conditioning?
No. The RTA says Queensland has no such requirement. If air conditioning comes with the property, though, the owner has to keep it in good repair.
