Bracken Ridge, street by street
Generally hilly
The suburb lives up to its name. From the highest point, where there's a park and a reservoir, you can see Moreton Bay to the east. If your block falls away from the street, the low side is usually where the outdoor unit ends up.
Sixty years of estates
Bracken Ridge was established in the 1960s. Its estates include The Oaks and Enbrook Heights, and most recently Sungate Estate, so a newer home here can be a very different job from an original one.
Nearly all houses
At the 2021 Census, 88.3% of homes were separate houses, 8.2% townhouses or semis and 3.5% flats, averaging 3.5 bedrooms.
Owner-occupied
44.2% were mortgaged, 29.1% owned outright and 23.8% rented, so most households pick their own system.
Northside Brisbane
It's about 18 km north of the CBD, in the Bracken Ridge Ward, postcode 4017. Australian Gas Networks supplies Brisbane's northern suburbs, but a reverse cycle system can do the heating without any gas.
Where the outdoor unit goes on a slope
Appliances Online defines a standard install as a single-storey brick veneer home with a tile roof and the outdoor unit on a concreted path. On a Bracken Ridge slope, you're often outside that. The unit might need a concrete pad on the low side, a wall bracket, or a spot under a raised deck.
Whatever the spot, the ACT Government's guide says to think about access for servicing, noise for the neighbours and fresh air around the unit, and never to enclose it. A unit on a high bracket is harder to clean and service later, so ask how the installer will reach it. Our page on brackets, covers and pumps goes through the options.
Original home or new estate?
In an original 1960s house, check the switchboard and the roof space before you settle on ducted. A split in each main room is often simpler. On the newer estates, a single-storey roof space usually makes ducted air conditioning easier to fit, with zones for bedrooms and living areas.
Either way, have it sized from a heat load. Mitsubishi Electric says a proper calculation accounts for orientation, insulation, windows, construction and ceiling height, and on a hill, orientation alone can change from one side of the street to the other.
What we'd do
Our take
On a sloping Bracken Ridge block, we'd get the installer to stand where the outdoor unit will go before they quote, and we'd want the pad or bracket written into the quote, not added on the day. If the house is an original, we'd lean towards splits in the rooms we use. On a newer estate home, we'd look hard at zoned ducted. Tell us about the block and the job. Licence-checked installers who handle awkward outdoor unit spots can see it, and your contact details are released only to the one who takes it. If none near Bracken Ridge takes it within 48 hours, installers further afield in Queensland may see it too.
