Morayfield in four facts
Renting is common
At the 2021 Census, 43.9% of Morayfield's occupied homes were rented, well above the 31.1% across the City of Moreton Bay.
Farmland until the 1980s
Morayfield stayed rural until the mid-1980s. It grew from 2,305 people in 1986 to 15,496 in 1996 and 24,898 in 2021, and it's mainly low-set brick homes with some semi-rural acreage.
Townhouses too
16.8% of homes were semi-detached, terrace or townhouses. In a complex, the body corporate's rules come into it before an outdoor unit goes on a shared wall.
Low ground has flooded
Parts of Morayfield flooded in January 2011, during the 2010 to 2011 Queensland floods. On a low block, keep the outdoor unit off the lowest ground.
Renting: how to get the approval right
Ask in writing
Queensland's Residential Tenancies Authority treats an air conditioner as a fixture, so you need the property manager or owner's written approval before one is attached.
Give them the 28 days
The owner has to be reasonable and reply in writing within 28 days. A refusal, or no reply at all, means you don't have permission.
Agree the conditions
Approval can come with reasonable conditions, such as professional installation, and whether the unit stays or goes when you move out. Get those in writing as well.
If you own your Morayfield home
The questions are the usual ones: which rooms need it, how big each one is, and where the outdoor unit won't bother anyone. City of Moreton Bay investigates air conditioning noise itself, and after 10pm its limit is just 3 decibels over the background.
A split system in the bedroom you sleep in is the simplest place to start. For a whole single-storey brick house, ducted reverse cycle with zones is worth a quote from a ducted specialist.
What we'd do
Where we'd start in Morayfield
If you rent, we'd get the owner's written approval before asking anyone to quote, with the conditions spelled out. If you own, we'd fit a well-sized reverse cycle split in the main bedroom and live with it through a summer before deciding on more. Send us the job either way. Licence-checked installers who specialise in it see it where we have them, and your details go only to the one who takes it. No one close to Morayfield taking it after 48 hours? Then installers elsewhere in Queensland may see it too.
