What's particular to the Redlands
Cleveland and the canals
Cleveland, the council seat, sits on Moreton Bay's western shore. Raby Bay was mangroves and mudflats before it became canal estates and a marina, and Toondah Harbour runs ferries across to North Stradbroke Island.
Storm tide is mapped by property
Redland City Council says its coastline is vulnerable to storm tide inundation and the maximum level varies from place to place. Its planning overlay allows for a 0.8 m sea level rise by 2100, and a property enquiry on Council's website gives your address's peak storm tide level.
Suburbs set among bushland
The major suburbs are Capalaba, Cleveland, Victoria Point, Thornlands and Redland Bay, with Alexandra Hills, Birkdale, Wellington Point, Ormiston, Sheldon, Mount Cotton and Thorneside among the rest, spread out with bushland in between.
Grown fast, mostly owner-occupied
The population went from 16,424 in 1971 to 159,222 in 2021. At the Census, 83.9% of homes were separate houses and only 22.9% were rented.
Island homes
Over 6,000 people live on North Stradbroke Island and the Southern Moreton Bay Islands. If you're one of them, say so in your job details so an installer can plan around the ferry.
The jobs that suit the Redlands
Bayside and canal homes. These need a unit and mounting chosen with salt in mind. Samsung's warranty card, for example, excludes rust and corrosion from salt spray, sand and dust, so ask what protection the outdoor unit has and how it should be looked after. Our coastal homes guide explains more.
Houses away from the water. With most homes being houses, ducted reverse cycle or a split in each main room both work. Size each room for humid air as well as heat. If you're in Capalaba, see our Capalaba page.
The yearly service. Near salt water, the service is when the coil and fixings should be checked for corrosion. See servicing in Brisbane.
What we'd do
Our take for the Redlands
Look up your storm tide level before deciding where the outdoor unit sits, especially in Raby Bay or along the foreshore. Then choose an installer who does coastal installs regularly and will talk through the warranty's corrosion terms before you sign. Tell us what you're after, with your suburb. Where we have licence-checked installers who specialise in that work, they see the job, and only the one who takes it on gets your contact details. If no one who covers your part of the Redlands, islands included, takes it within 48 hours, installers elsewhere in Queensland may see it too.
