Sandgate grew as a seaside town once the railway arrived in 1882, and its heritage list shows it. If your house is a pre-1947 character home or heritage-listed, where the outdoor unit and pipes go is the first thing to work out. Salt air off Bramble Bay and low-lying land near the water come straight after.

What Sandgate's history changes

A railway seaside town

Land opened in 1853 for a small seaside settlement. The railway in 1882 brought faster growth, with estates such as the Garden Estate (1882) and Nashville Heights (1920), and in the early 1900s thousands came out from Brisbane to escape the heat.

Character and heritage rules

Brisbane City Council's traditional building character overlay protects the pre-1947 streetscape, and houses built before 1911 are to be kept. Changes to a local heritage place need a development application unless exempt. Sandgate's listed places include the former post office and town hall, and a Brighton church that's now a house.

Right on Bramble Bay

Sandgate's coastline runs along Bramble Bay, part of Moreton Bay. The Galvanizers Association rates the shoreline to 50 m inland around a sheltered bay as C4 and 50 m to 1 km as C3, so a house near the foreshore is where corrosion is worth planning for.

Low land near tidal water

Council says storm tide and high tide flooding risk rises the closer you live to low-lying land near tidal waterways. With the Deagon Wetlands in the west and Dowse Lagoon in the middle, check your property's risk before choosing a spot for the outdoor unit.

Houses, and a quarter units

In 2021, 72.1% of homes were separate houses and 24.3% flats or apartments. In a unit block, the body corporate has a say before anything goes on common property.

Where the outdoor unit can go on an older house

On a character or heritage house, it's the street view that's protected. An outdoor unit at the side or back, with pipes kept off the front of the house, is less likely to clash with the overlay than one on the front verandah. The rules depend on your property, so check with Brisbane City Council before you commit.

Inside, an older timber house with high ceilings asks more of a system, and Rinnai says higher ceilings demand more. A split system per room is often the gentlest option for an old house, and ducted can work if there's room in the roof or under the floor.

What we'd do

What we'd do in Sandgate

We'd check the City Plan overlays for the house first, then put the outdoor unit at the side or rear, raised and away from the lowest ground. Near the water, we'd pick a unit with corrosion protection and rinse it only the way the manual allows. Send us the job and your postcode. Licence-checked installers who know older Brisbane houses see it where we have them, and only the one who takes it gets your details. If nobody near Sandgate takes it within 48 hours, installers elsewhere in Queensland may see it too.

Questions people ask

Do I need approval to put air conditioning on a heritage-listed house?
Possibly. Brisbane City Council says changes to a local heritage place need a development application unless they're exempt, and minor works may be covered by an exemption certificate. Check before the installer starts drilling.
Is salt air a problem a few streets back from the water?
It can be. The Galvanizers Association's guide counts 50 m to 1 km inland around sheltered bays as a coastal band. Ask about corrosion protection, and read what your unit's warranty says about sea air in our coastal homes guide.
