Loganholme, by the facts
The river on two sides
The Logan River forms Loganholme's southern and western boundaries. East of the motorway there's a big commercial and industrial area beside vacant flood plains.
Two big floods in five years
Logan City Council says the 2017 flood after ex-Tropical Cyclone Debbie was the most severe in recent memory, and in 2022 the Logan River hit its highest urban levels since 1974, peaking much like 2017.
Colder mornings than the city
Logan City climate figures give a July mean overnight low of 8.9 degrees and a record low of minus 0.5. Brisbane City Centre's July low averages 10.5. That's the difference between a heater you never use and one you're glad of.
Mostly houses
In 2021, 92.7% of Loganholme's occupied homes were separate houses and 29.3% were rented, so close to three in ten households need the owner's written approval before anything new is fitted.
What that means for your job
If your street went under, settle the outdoor unit's mounting height before anything else. Get Ready Queensland's flood advice includes raising air conditioner units above the flood level, and an installer can often lift one on a stand or wall bracket. Ask what they'd do, and get it written on the quote.
For warmth and cooling from one unit, reverse cycle is the natural fit. Ask for the heating capacity on the quote as well as the cooling figure, because the coldest room is the one that tests it.
What we'd do
Our take for Loganholme
Check the flood map before choosing a spot for the outdoor unit, not after. If water has already reached your current unit, leave it off: Council says flood-affected electrical appliances shouldn't be used until a service provider checks them. Then get a reverse cycle system sized for the room by an installer who handles flood-zone replacements regularly. Tell us about the job. Where we have licence-checked installers who do this work, they see it, and only the one who accepts it receives your contact details. If nobody near Loganholme takes it within 48 hours, installers elsewhere in Queensland may see it too.
