What shapes a Logan job
A big city, mostly not urban
Logan covers 958 km2 across the Logan and Albert Rivers, and over 80% of it is designated non-urban. It more than tripled in area in 2008, taking in land from the former Beaudesert Shire and the Beenleigh and Eagleby area.
Warm summers, cool July nights
Bureau of Meteorology figures for Beenleigh put January's mean daily top at 29.8 degrees and July's mean overnight low at 8.8. That's a long cooling season, with winter nights cool enough to make the heating side of a reverse cycle system worth having.
Floods that reach the outdoor unit
Logan City Council says the 2017 flood after ex-Tropical Cyclone Debbie gave Beenleigh its highest flood since 1887, and in 2022 the Logan River reached its highest urban levels since 1974. A ground-mounted outdoor unit is usually the first part of a system to go under.
Houses, and plenty of tenants
In 2021, 85.0% of Logan's occupied homes were separate houses and 34.6% were rented. Queensland's Residential Tenancies Authority treats an air conditioner as a fixture, so a tenant needs the owner's written approval, and the owner has 28 days to answer.
If floodwater reached your outdoor unit
Leave it off
Council's advice is not to use flood-affected gas or electrical appliances until a service provider has checked them. That includes the air conditioner, even if the indoor unit stayed dry.
Don't open it up
Mud inside an outdoor unit is a job for a licensed technician, and anything electrical is for a licensed electrician. Take photos for the insurer from a safe spot.
Plan the height next time
If it's being replaced, ask how high the new unit can sensibly go. Get Ready Queensland's flood resilience advice includes raising air conditioner units and switchboards above the flood level.
The jobs Logan homes need most
Replacements on the river flats. In streets that flooded, the job is often a replacement where the mounting height matters as much as the unit. A Brisbane repair technician can tell you whether a wet unit is worth saving.
First systems in new estates. In the growth areas the house is new and the choice is between a split system for the rooms you use most and ducted reverse cycle for a bigger single-storey home.
Rentals. Start with the property manager. The owner has to keep included air conditioning in good repair, but adding a unit needs their written say-so first.
What we'd do
What we'd do in Logan
Before choosing a unit, we'd check two things: the flood map for your street, and whether you own or rent. Logan City Council publishes flood maps, and the answer decides where the outdoor unit belongs. Then we'd get a reverse cycle system sized for your rooms by someone with a QBCC licence who does this work every week. Send us the job and your postcode. Licence-checked installers who specialise in it can see it where we have them, and the one who takes it is the only one who gets your number. If there's no one near you, we'll say so.
