What Redcliffe changes
Apartments along the water
Redcliffe's first high-rise went up on Marine Parade in 1974. Until 2000 the whole peninsula had only four apartment buildings over 6 storeys, but high-rise and mixed-use buildings now line the coast. In 2021, 37.6% of occupied homes here were flats or apartments.
Salt bands near a sheltered bay
The Galvanizers Association of Australia rates the first 50 m back from a sheltered bay's shore as C4 and 50 m to 1 km as C3. Moreton Island and North Stradbroke Island shelter Moreton Bay, so those bands are a fair guide for the Redcliffe foreshore.
A little milder than the city
Bureau of Meteorology data for Redcliffe give a January mean top of 29.0 degrees and a July mean low of 9.9. The city centre's January top is 30.4, so cooling still does most of the work.
An older, renting population
Redcliffe's median age was 52 in 2021, and 42.3% of homes were rented. Tenants need the owner's written approval to add a unit, and the owner keeps any included air conditioning in good repair.
Getting body corporate approval
Read the by-laws
By-laws can control what goes on balconies and outside walls. Queensland Government guidance tells owners to check them before making any change.
Ask the committee
An improvement to common property needs the committee's approval, or a vote at a general meeting if it's bigger or detracts from how the lot looks. Air conditioning is listed as a non-structural change.
Settle where the outdoor unit and pipes go
The usual choices are the balcony, the roof or a plant area, and each trades off noise, salt exposure and access for servicing. An installer who does apartment work regularly knows what's practical in your building.
Keep it in writing
Approval can carry conditions, and the owner has to meet them and maintain the improvement afterwards.
By the bay, ask about corrosion
Daikin's warranty card makes the owner responsible for extra corrosion protection in a corrosive environment such as sea air, and other brands say much the same. Ask what coating or protection the outdoor unit has, and how it can be mounted out of direct spray while still getting plenty of air. Our coastal homes guide goes further.
What we'd do
If we lived in Redcliffe
We'd get the body corporate's answer first, then choose a unit with coastal protection and mount it sheltered from the spray. We'd book a service every year and ask for the coil and fixings to be checked for corrosion each time. Tell us what you need. Licence-checked installers who do apartment and coastal work see your job where we have them on the peninsula, and your details go only to the one who takes it. If no one near Redcliffe takes it within 48 hours, installers elsewhere in Queensland may see it too.
