What's different about Kenmore
Houses, held for the long term
The 2021 Census counted 92.2% of Kenmore's occupied homes as separate houses and only 1.4% as flats or apartments. Just 17.0% were rented, and 35.8% were owned outright.
Dairy farms until the 1950s
Kenmore's modern growth began in the early 1950s, when LJ Hooker bought dairy land around Dumbarton Drive. Roads were upgraded in 1960 and the village shopping centre followed later that decade. Plenty of houses here have decades behind them, so it pays to know how old your system and switchboard are before anyone quotes.
Water on three sides
The Brisbane River runs along the southern edge, Cubberla Creek the north-east and Moggill Creek the west, and Moggill Creek also cuts through the middle. Brisbane City Council says low-lying land near a creek carries more flood risk, and river flooding can arrive hours or days after the rain has stopped.
Bush at the back fence
Council says homes in bushland or rural residential areas face higher bushfire risk, and that smoke and embers reach urban streets too. Daikin's advice to keep the outdoor unit clear of leaves and debris matters more on a block that backs onto trees.
The jobs Kenmore homes tend to need
Replacing a system that's had its day. In an established house, something usually exists already. A careful installer looks at it first: where the old outdoor unit sits, how the pipes run, and whether the circuit suits a new unit. Our Brisbane installation page covers the licences involved.
Ducted for the whole house. With so few units and townhouses, ducted reverse cycle is a real option for most Kenmore homes. Ask for zones that follow how you live, so the bedrooms can run overnight without cooling the lounge.
One room done properly. If the kids have left and only two rooms get used, a split system sized for each of them may beat replacing a big ducted unit like for like.
Ask the installer before you say yes
- Where will each outdoor unit sit, and is that above the lowest part of the yard?
- Does the existing circuit suit the new system, or will a licensed electrician need to add one?
- What's your QBCC licence number, and who on the job holds the refrigerant licence?
What we'd do
If it were our Kenmore house
We'd start with how the house is lived in now, not how it was when the last system went in. If most rooms are in use, we'd ask a ducted specialist to quote the zones first and the capacity second. If it's down to a couple of rooms, we'd price splits against a replacement, and keep every outdoor unit off the low side of the yard. Tell us what you're after. Licence-checked installers around Kenmore who specialise in that work see the job where we have them, and only the one who takes it gets your details. If none of them takes it within 48 hours, Queensland installers further out may see it too.
