Victoria Point is a bayside suburb with an older, mostly owner-occupied population and a good share of townhouses. That puts three things on the list for any heating and cooling job: corrosion protection for an outdoor unit near the water, the storm tide level for your property, and body corporate approval if you share walls.

What Victoria Point brings to the job

A headland on the bay

The suburb has a headland with two boat ramps onto Moreton Bay, a passenger ferry to Coochiemudlo Island, and Eprapah Creek along its northern edge. Cleveland is 10.7 km to the north-north-west.

How far the salt reaches

The Galvanizers Association of Australia's guide rates the shoreline to 50 m inland around sheltered bays as C4, and 50 m to 1 km inland as C3. Streets near the water sit in those bands.

Storm tide, by address

Redland City Council's property enquiry gives the peak storm tide level for your address, and new homes in storm tide areas may need floor levels built above it.

Townhouses and shared walls

15.9% of homes were semi-detached, terrace or townhouses in 2021. Queensland's body corporate guidance says improvements to common property need approval, the owner maintains them, and may pay extra if the building's insurance premium rises.

Settled households

The median age was 49, 36.3% of homes were owned outright and 19.9% were rented.

What to ask a Victoria Point installer

  • What corrosion protection does this outdoor unit have, and what does the warranty say about sea air?
  • Can the outdoor unit sit above my property's storm tide level, and out of the wind off the water?
  • In a townhouse, will anything go on common property, and have you worked with bodies corporate before?
  • Where will the unit sit relative to the neighbours, given Redland's limit of three decibels above background after 10pm?

Reading the warranty near the water

Toshiba's warranty certificate makes the purchaser responsible for extra corrosion protection when a unit is installed close to the sea, and excludes salt damage. Many brands word it similarly, so the time to ask about coatings and care is before you choose the unit. Our warranties guide and coastal homes guide go into more detail.

What we'd do

If we lived in Victoria Point

We'd look up the storm tide level first, then choose a unit with coastal protection and a spot that keeps it high, sheltered and easy to service. In a townhouse we'd get the committee's approval in writing before booking anyone. Tell us about the job: licence-checked installers who specialise in coastal installs see it where we have them, and only the one who takes it gets your contact details. If no one near Victoria Point takes it inside 48 hours, installers elsewhere in Queensland may see it as well.

Questions people ask

Should I wash my outdoor unit if I live near the bay?
Check your manual and warranty first. ActronAir, for one, describes regular washing down of the outdoor unit, panels and coils with a mild detergent as the extra corrosion protection it expects in sea air. Turn the power off at the isolator and work from the ground.
How do I find my property's storm tide level?
Do a property enquiry on Redland City Council's website, which gives the peak storm tide level for your address. Give that figure to the installer so the outdoor unit can sit above it where practical.
