Jimboomba is almost entirely houses, and big ones: 96.7% of homes were separate houses at the 2021 Census, averaging 3.9 bedrooms. With the area growing fast, plenty of homes are new, and many owners are weighing up a whole-house system. That means zoned ducted reverse cycle, sized properly, and a quote you've had time to read.

Jimboomba in brief

Houses, almost without exception

96.7% of occupied homes were separate houses in 2021, 1.7% townhouses or semis and 1.3% flats. The average home had 3.9 bedrooms.

On Logan's growth front

Jimboomba is part of the Greater Flagstone Priority Development Area, 7,188 hectares approved in October 2011, which the Queensland Government plans will house up to 150,000 more residents over coming decades.

From rural shire to suburb

Jimboomba was in the Shire of Beaudesert until it joined the City of Logan in 2008. Wikipedia says its land use was almost entirely residential by 2021, across a locality of 54.2 square kilometres.

Mortgaged households

61.7% of homes were owned with a mortgage, 22.3% owned outright and 13.5% rented. Many owners are making this decision for a home they'll be paying off for years.

Logan River to the west

The western side of Jimboomba (postcode 4280) is bordered by the Logan River. If your block is low near the river, think about the outdoor unit's height.

Ducted for a four-bedroom house

The ACT Government's guide suggests ducted or multi-head systems for houses over about 180 square metres, and splits for smaller homes. A four-bedroom house often lands on the ducted side of that line. Zoning keeps it sensible: ActronAir says dampers in the ducts open and close for each zone, and Daikin's example puts bedrooms in one zone and living areas in another.

Size it from a heat load, not the floor area alone. ActronAir's own rule of thumb comes with a warning that it doesn't consider many of the important factors, and Mitsubishi Electric says a proper calculation covers orientation, insulation, windows and doors, construction and ceiling height.

Power, and the builder's system

A large ducted system can need serious power. The ACT guide says big ducted or multi-head installs may need 3-phase, and your installer can confirm it. Get that answer before you compare quotes, because it can change which ones are realistic.

If you've bought a new home that came with a system, find the handover papers: the model, the installer and the warranty conditions should be there. Check what servicing the warranty asks for, and keep every receipt.

What we'd do

If it were our Jimboomba house

We'd get two or three written quotes for zoned ducted reverse cycle, each sized from a heat load for our actual house, and compare them at the kitchen table after the installer has gone. If a salesperson pushed for a signature on the spot, we'd remember the cooling-off rules. Send us the house size and what you want done. Ducted specialists who've passed our licence checks can look at it, and only the one who commits to it gets your details. If no ducted specialist near Jimboomba takes it within 48 hours, installers elsewhere in Queensland may see it too.

Questions people ask

The installer wants me to sign today. Do I have to?
No. Asking for a quote doesn't make a deal done at your kitchen table an invited one. Under the Australian Consumer Law, an unsolicited agreement carries a 10 business day cooling-off, and the supplier can't take payment or do the work during it. Our cooling-off guide explains it.
How many zones does a Jimboomba house need?
At least two, sleeping and living. ActronAir notes zones all run in the same mode and that zoning without the right temperature sensors can be less efficient, so ask where the sensors go.
Does a new house need a licensed installer for ducted?
Yes. In Queensland, mechanical services work needs a QBCC licence at any value, refrigerant work needs an ARC licence, and electrical work needs an Electrical Safety Office licence.

We don't publish prices. Every home is different, so an installer's written quote is the only real number. How we write and check these pages.
