What Bribie does to an air conditioner
Two very different shorelines
The island's east side is bounded by the Coral Sea, with Woorim on the south-eastern corner. The lee side is calm, with Bongaree on the Pumicestone Passage at the southern end, Bellara where the bridge lands and Banksia Beach to the north.
How corrosive is your street?
The Galvanizers Association of Australia's guide rates within 200 m of surf beaches as C5, its harshest band. Around sheltered bays, it rates the shoreline to 50 m inland as C4 and 50 m to 1 km inland as C3. On the ocean side near Woorim, ask the installer which band they'd put your house in.
Weather off the ocean
On 2 January 2022, during ex-Cyclone Seth and a king tide, the sea broke through the island's northern spit and opened a 200 m wide passage. Outdoor units on the exposed side cop that same wind and spray.
Older owners, quiet houses
The Bribie Island SA2 had a median age of 63 at the 2021 Census, and 53.7% of homes were owned outright. 12.1% of private dwellings were unoccupied on Census night.
Houses, townhouses and units
73.1% of occupied homes were separate houses, 17.8% townhouses or semis and 6.1% flats. Most of the island (postcode 4507) is in the City of Moreton Bay.
What the brands say about sea air
Mitsubishi Electric's operating instructions list 'salty places such as the seaside' among places to avoid installing its units. Daikin's warranty card makes the owner responsible for extra corrosion protection in a corrosive environment such as sea air, and ActronAir describes that protection as regularly washing down the outdoor unit, panels and coils with a mild detergent.
So on Bribie, read the coastal clause in the warranty before you pick a model, and ask which side of the house will shelter the outdoor unit from the wind. Our coastal homes guide covers coil coatings and placement.
Looking after it between services
You can
- Hose salt off the outdoor unit gently, from a distance, with the power off at the isolator.
- Keep sand, leaves and garden beds away from the unit.
- Clean the indoor filters as the manual says.
Leave to a licensed installer
- A coil clean and a corrosion check on the casing, fixings and pipe joints.
- Any refrigerant leak, which needs a licensed technician to find and fix.
- Replacing rusted brackets or a failing outdoor unit.
What we'd do
If it were our Bribie place
We'd put the outdoor unit on the side of the house away from the beach, choose a model whose warranty we can actually meet near the sea, and book a service every year with someone who works on coastal systems all the time. If someone at home needs cooling for a medical condition, we'd also look at Queensland's Medical Cooling and Heating Electricity Concession Scheme. Tell us what you need on the island. Licence-checked installers who do coastal work can see the job, and only whoever takes it receives your details. If nobody near Bribie takes it within 48 hours, installers elsewhere in Queensland may see it too.
