Camberwell's houses and its heritage
Prospect Hill and the Tara Estate
The Prospect Hill Road Precinct (HO159) is described as a largely intact body of late Victorian and Federation houses. Its statement calls the former Tara Estate, developed from 1890, Camberwell's most intact concentration of Victorian and Edwardian buildings.
Graded house by house
Boroondara grades each property in an overlay as significant, contributory or non-contributory, and the grade shapes how it assesses a permit. It suggests a VicPlan planning property report to check where you stand.
Tram-route subdivisions
Victorian Places says subdivisions followed the trams on Riversdale and Burke Roads from 1916. Large blocks being redeveloped may get a modern, usually two-storey, dual occupancy house.
Large, long-held homes
At the 2021 Census, 60.1% of the 7,908 occupied homes were separate houses and 17.3% flats or apartments. 42.5% were owned outright.
Heating a period house properly
Rinnai says higher ceilings demand more from a system, and that windows and doors can let in cold air. Mitsubishi Electric says a professional heat load should count ceiling height, insulation, windows, construction materials and orientation. In a Camberwell house from the 1890s, ask for that calculation room by room.
Ducted suits a big house with roof or underfloor space, and Mitsubishi Electric notes only the vents show inside. If you'd rather not blow air at all, hydronic heating is the other option worth comparing. For anyone in the house with asthma, Solar Victoria says hydronic can suit respiratory sufferers.
Where the outdoor unit goes on a heritage house
Victoria's Heritage Overlay needs a permit for domestic services normal to a dwelling if they're visible from a street, other than a lane, or a public park. An air conditioner's outdoor unit can count. Behind the house, or down a side passage well back from the street, is usually the answer.
Wherever it goes, the ACT Government guide says to think about access for maintenance, noise for the neighbours and fresh air reaching the unit. A multi-split can serve several rooms from one outdoor unit, which keeps the number of boxes down.
What we'd do
Where we'd start in Camberwell
Check your grading first. If the house is significant or contributory, plan the outdoor unit's spot with the installer and talk to Boroondara early if it can be seen from the street. Then get a room-by-room heat load, because ceiling height and old windows change the answer, not just floor area.
