What's particular about Rosebud
Right on the bay
Rosebud sits between the lower slopes of Arthurs Seat and the shores of Port Phillip, and its foreshore is one of the largest camping areas on the peninsula.
How close counts as coastal
The Galvanizers Association's guide to AS 4312 rates the shoreline to 50 m inland around sheltered bays as C4, and 50 m to 1 km inland as C3. Port Phillip is an enclosed bay, so within a kilometre of the Rosebud foreshore, assume your outdoor unit sits in one of those bands.
Holiday homes and summer crowds
Alongside those empty dwellings, the populations of Rosebud and Dromana can double in summer, which is exactly when everyone wants their cooling working.
Milder, but winter still counts
The Bureau's Mornington table, on the same bay shore, gives a January mean daily maximum of 25.0 degrees and a July mean daily maximum of just 12.8, with July nights averaging 6.5. Heating gets plenty of use.
Houses, mostly owned
88.7% of occupied homes were separate houses in 2021, and 40.9% were owned outright.
What salt air does to an outdoor unit
Mitsubishi Electric's operating instructions list "salty places such as the seaside" among the places to avoid installing an air conditioner. That doesn't mean Rosebud can't have one. It means the outdoor unit needs the right protection and the right position.
Daikin says all its outdoor coils carry an anti-corrosion treatment it calls Blue Fin, and that maintenance and positioning are essential. Its warranty card also makes the owner responsible for additional corrosion protection in a corrosive environment such as sea air. Other brands set their own conditions, so read them before you buy. Our coastal homes guide covers what to look for.
Your part between visits, and the installer's
You can
- Clean the filters the way your manual says, especially after the house has been shut up.
- Keep sand, leaves and stored beach gear away from the outdoor unit.
- Look for rust or flaking on the outdoor casing when you arrive for a stay, and note it for the next service.
Leave to a licensed installer
- Inspecting the coil and casing for corrosion and treating it.
- Anything involving refrigerant, which needs an ARC licence.
- Gas heater servicing, which Energy Safe Victoria says should happen at least every two years.
What we'd do
Where we'd start in Rosebud
Pick a unit with coastal protection from the factory, and read the warranty's sea air conditions before you sign. Put the outdoor unit on the side of the house away from the water where you can. Then book servicing for spring, before the summer crowd arrives and everyone wants an installer the same week.
Tell us what you need and your 3939 postcode. Licence-checked local installers who do that work see the job, and only the one who takes it gets your contact details. If no one near Rosebud takes it within 48 hours, installers further across Victoria may see it as well.
