Tarneit in a few facts
From grazing land to estates
Tarneit, 25 km west of the CBD in the City of Wyndham, was mostly agricultural grazing land until large-scale residential subdivision began in earnest in the early 2000s. It sits on flat plains, about 51 m above sea level.
Big houses
Of 15,542 occupied homes in 2021, 89.5% were separate houses and 64.7% had four or more bedrooms. Flats were just 0.3%.
Young mortgages
56.9% of homes were owned with a mortgage and 29.5% rented. Only 9.7% were owned outright.
The western suburbs climate
The Bureau's Laverton table, for the western suburbs, gives a January mean daily maximum of 25.7 degrees and a July mean daily minimum of 5.0, colder at night than Olympic Park's 7.3.
What usually comes up in a Tarneit house
Zoning that doesn't suit the family. ActronAir says ducted zoning works through dampers in the ductwork that open or close to control airflow to each zone. If the bedrooms and living areas share a zone, or one end of the house never warms up, ask a ducted specialist whether the zones can be reworked before you replace anything.
Adding or replacing cooling. In the Victorian Government's 2021 survey of gas-area home owners, 23% had ducted evaporative cooling and 18% ducted reverse cycle. Evaporative suits dry heat but needs windows open. Ducted reverse cycle cools a closed house and heats it too, and the ACT Government guide notes big ducted installs can need 3-phase power.
Servicing. A ducted system that runs every day in winter needs regular attention. If it's gas, Energy Safe Victoria says to have it serviced at least every two years by a qualified gasfitter.
Ask a Tarneit ducted installer
- How many zones would you set up, and which rooms go in each?
- What heating capacity did your heat load calculation come to for this house?
- Will this need 3-phase power, and who checks that?
- Are the new ducts insulated to at least R1.5?
- Which certificates will I get when you finish?
What we'd do
If we lived in Tarneit
In a four-bedroom house with ducted heating that works, we'd fix the zoning before spending on a new unit, then add cooling to suit the family. If we were building, we'd ask for ducted reverse cycle with at least separate living and sleeping zones, and get the heating capacity in writing before signing.
Tell us the job and your 3029 postcode. Local installers who specialise in ducted and other home systems see it once their licences are checked, and the one who takes it is the only one who gets your details. If nobody near Tarneit takes it within 48 hours, installers elsewhere in Victoria may see it as well.
