What matters in St Albans
A post-war suburb
St Albans had about 700 residents by 1940. After the Second World War, its population rapidly increased with the arrival of displaced migrants, and it now sits 17 km north-west of the CBD in the City of Brimbank.
Mostly houses
Of 12,379 occupied homes in 2021, 74.5% were separate houses, 15.9% semi-detached, terrace or townhouses and 9.1% flats.
Long-time owners and renters
34.6% of homes were owned outright and 36.2% rented, with 24.5% owned with a mortgage.
Under the flight paths
Opponents of Melbourne Airport's proposed third runway list St Albans among the suburbs where they're worried about aircraft noise.
Evaporative or reverse cycle for a St Albans summer?
| Evaporative | Reverse cycle | |
|---|---|---|
| Best weather for it | Seeley says it performs best in hot, dry climates. Melbourne Airport averages 44% afternoon humidity in January | Works whatever the humidity |
| Windows | Some windows or doors must stay open for the air to escape | Made for a closed house, which helps if aircraft or traffic noise bothers you |
| Winter | Cooling only, so you still need a heater | Heats as well, which is most of its work in Melbourne |
| Discounts | Not eligible for VEU air conditioner categories | May qualify for a VEU discount through an accredited provider, if it meets the program's rules |
Winter still decides the bigger job
Those colder nights are why a working heater matters more than the cooling. If yours is gas, Energy Safe Victoria wants it serviced at least every two years by a qualified gasfitter. If it's ducted gas and you'd like cooling through the same vents, ask whether your heater can take add-on cooling, because not every model can.
For a rental, remember that cooling becomes a requirement for new agreements from 1 March 2027. Consumer Affairs Victoria says a failed ducted evaporative cooler can be replaced with another ducted evaporative unit with an outlet in the main living area, or upgraded to a compliant fixed cooler.
What we'd do
What we'd pick in St Albans
If the house has a good heater already and summer is the problem, an evaporative cooler is a fair choice for dry heat, as long as you're happy to open windows. If you want one system for both seasons, or you'd rather keep the windows shut, we'd go reverse cycle and size it for winter first.
Give us the job and your 3021 postcode. Local installers who specialise in it, with licences checked, see the details, and only the one who says yes gets your contact information. If no one near St Albans says yes within 48 hours, installers elsewhere in Victoria may see it as well.
