A greenfield CBD
Invest Sunshine Coast calls the Maroochydore City Centre Australia's largest greenfield CBD, a Priority Development Area with residential precincts among the offices and shops. In a new apartment, start with the body corporate's by-laws and the system the building already has.
Units and townhouses
Flats and apartments were 36.6% of occupied homes in 2021, townhouses and similar 24.1%, and separate houses 37.5%.
Renters
42.1% of homes were rented. Queensland's tenancy authority says rentals don't have to have air conditioning, but where it's included, the owner has to keep it in good repair.
Canal houses
Maroochy Waters, beside the Maroochy River, was built in stages from the late 1970s to the early 1990s. Mitsubishi Electric says an air conditioner needs a dedicated power supply, so in an older house get the switchboard checked before quoting.
Beach and river
Sunshine Coast Council has listed Maroochydore among its first areas for coastal hazard investigations. Near the beach or the river mouth, plan for salt.

Who cleans, and who fixes, in a rental?
The RTA says a tenant's cleaning can include air conditioning filters and vents, ideally agreed in the special terms before the lease starts, and it recommends cleaning and testing before summer and winter. Repairs belong to the owner: report a fault early so a licensed contractor can be arranged.
