Built on the wallum
Sunshine Coast Council's history describes the site as an open plain of wallum country, treeless and swampy with sandy soil. Its houses and estates came after the 1993 rezoning.
A university town
The University of the Sunshine Coast opened in 1996, and the suburb is master planned as a university town and a designated Knowledge Hub.
Big, newer houses
64.3% of occupied homes were separate houses in 2021, 23.4% townhouses and 12.4% flats.
Young and growing
The median age was 33, and the population grew from 10,298 in 2016 to 11,544 in 2021. 33.2% of homes were rented and 32.7% owned with a mortgage.
Zoning a newer Sippy Downs house
A four-bedroom house with roof space is the classic ducted job, and zoning is what keeps it sensible. ActronAir says zone dampers in the ductwork open or close to control air to each zone, that a system can only heat or cool at one time, and that there can only be a 4-degree difference between zones.
Ask for the heat load to allow for the rooms that cop the afternoon sun. Rinnai says a sun-facing room might need more cooling in summer.

Renting near the uni
If your rental has air conditioning, Queensland's Residential Tenancies Authority says your cleaning can include its filters and vents, and it recommends cleaning and testing the system before summer and winter. Faults are the owner's to fix, so report them early, in writing.
