What's local about Noosa
Noosa Shire Council
Greater Noosa takes in Noosa Heads, Noosaville, Tewantin, Sunshine Beach, Sunrise Beach and Castaways Beach. The shire was re-established on 1 January 2014, and Sunshine Coast Council's planning scheme doesn't apply there.
Low-rise by choice
There are no high-rise buildings, thanks to community pressure and council planning, and 34.8% of the district is national park, state forest or other protected land.
Mostly houses
Across the shire, 79.5% of occupied homes were separate houses in 2021 and only 7.8% flats. 43.7% were owned outright and 20.9% rented.
Holiday homes
In Noosa Heads, 37.6% of private dwellings were unoccupied on Census night. The beach there has drawn visitors since the 1890s.
A sheltered beach
Noosa Heads has one of the few north-facing beaches on Australia's east coast, so Noosa Beach is relatively protected from the prevailing onshore wind and from storms.
Climate at Tewantin
The Bureau's Tewantin RSL Park station averages a January top of 28.7 degrees and a July low of 11.3, with minus 2.2 the coldest July reading in records back to 1895.
If your Noosa home sits empty between stays
A system that runs hard over the holidays and then sits shut up for weeks still needs regular care. Clean the filters when you arrive, as the manual says, because Mitsubishi Electric warns dirty filters cause condensation that helps mould grow inside the unit.
Book the service for spring, before the house fills up. Mitsubishi Electric recommends a professional service once a year, and storms usually start in November. If the home is let to visitors, add the filters to the changeover list.
Between stays: your part and the technician's
You can
- Clean or rinse the filters the way the manual says.
- Keep leaves, sand and stored gear clear of the outdoor unit.
- Run the system for a while when you arrive and listen for anything new.
Leave to a licensed installer
- Checking the outdoor coil and fixings for salt damage.
- Clearing the drain and cleaning inside the indoor unit.
- Anything touching the refrigerant, which is ARC-licensed work.
What we'd do
Where we'd start in Noosa
For a Noosa house we'd usually go reverse cycle: ducted if most rooms are used together, splits if the place is used a few rooms at a time. Either way we'd set it up so an empty wing isn't being cooled, and book the yearly service before the summer rush. Send us the job and your postcode. Where we have licence-checked local installers who do that kind of work, they see it, and the one who takes it is the only one who gets your contact details. Should no Noosa installer take it within 48 hours, installers elsewhere in Queensland may also see it.
