Dee Why's buildings and beach
Two generations of flats
The Dictionary of Sydney says multi-storey flats began going up in the 1960s and 1970s, and that luxury apartment blocks now stand beside red brick three-storey flats from that era. It calls Dee Why one of the most densely populated suburbs in the old Warringah area.
A beach along one side
Dee Why Beach runs about 1.2 km along the eastern border, facing the Tasman Sea, and The Strand behind it is lined with two to four-storey apartment buildings.
Nearly half rented
In 2021, 47.3% of occupied homes were rented, and only 15.3% were separate houses.
Council's heatwave advice
Northern Beaches Council tells residents with an air conditioner to make sure it has been serviced recently, and to check it works properly before hot spells.
In an older walk-up
In a walk-up from the 1960s or 1970s, the questions are practical: is there a spot on the balcony or back wall where the outdoor unit can breathe, how far will the pipes run, and where will the drain go? Get a written plan from the installer before the strata meeting.
NSW treats a new reverse cycle air conditioner as a minor renovation, approved by majority at a strata meeting or by the committee if a by-law allows. Units fixed to the outside of the building can tip it into a special resolution, so ask your strata manager which applies.
On The Strand and the beach streets
The Galvanizers Association of Australia's corrosion guide rates the first 200 m from a surf beach as C5, its harshest coastal band. In a beachfront block, ask about coil protection and what the brand's warranty expects in sea air, and book a yearly service that includes washing down the outdoor unit. See coastal homes.
What we'd do
Our take for Dee Why
We'd take a written install plan to the strata first, and if we rented, a copy to the landlord on the same day. Close to the beach, we'd budget for a yearly service with a wash-down, and we'd book it before summer, not during the first heatwave. Licence-checked installers who work in Northern Beaches unit blocks can see your job. Only the one who takes it gets your details, and if nobody near Dee Why has taken it after 48 hours, NSW installers from further away may see it too.
