Brookvale is the Northern Beaches' working suburb: workshops, warehouses and Warringah Mall, with a growing number of units and townhouses in between. Most home jobs here are split systems in medium density housing, and plenty of the enquiries come from small business premises too.

What's different about Brookvale

Zoned for industry

The Dictionary of Sydney says Brookvale was picked in the Cumberland Planning Scheme as Warringah's main industrial area, with some 70 factories by the mid 1960s. Today the motor vehicle trades dominate.

Medium density is growing

The old brickworks closed in 1996 and became medium density housing. Between 1991 and 2006, medium density dwellings rose by 338 while separate houses fell by 102.

Mostly units and townhouses

At the 2021 Census, 63.5% of occupied homes were flats or apartments, 16.2% semis or townhouses and 18.3% separate houses. 44.4% were rented.

Northern Beaches climate zone

The ABCB's map puts the Northern Beaches council area in climate zone 5 (warm temperate).

Homes: splits, strata and the landlord

In a unit or a strata townhouse, a new reverse cycle air conditioner is a minor renovation under NSW strata rules, so the owners corporation votes on it unless a by-law hands it to the committee. If you rent, you also need the landlord's written permission. Our apartments and strata guide walks through both.

Townhouses often suit one split downstairs and one up, or a multi-split on a single outdoor unit where space at the back is tight.

Workshops and shops

A showroom, office or workshop is a different job from a home: more heat from people, lights and machines, longer hours and often a ceiling cassette rather than a wall split. Mitsubishi Electric suggests cassettes for offices, commercial settings and large open-plan areas. Find My Aircon is mostly for homes, but commercial air conditioning in Sydney explains what to ask a commercial installer.

What we'd do

Where we'd start in Brookvale

For a home, we'd get strata and landlord approval sorted first, then ask for the outdoor unit to go where it won't cook in a narrow courtyard. Before summer we'd follow Northern Beaches Council's heatwave advice and make sure the system has been serviced recently. Licence-checked installers near Brookvale who do this work can see your job, and only the one who takes it gets your contact details. If no one near Brookvale takes it within 48 hours, installers further afield in NSW may see it too.

Questions people ask

Does Northern Beaches Council say anything about air conditioners in a heatwave?
Yes. Its heatwave advice says to check fridges, freezers, fans and air conditioners work properly, and if you have an air conditioner, to make sure it's been serviced recently. A spring service beats a January breakdown.
Can you help with my Brookvale workshop?
We're set up mainly for homes. For small premises, our commercial page explains what a commercial job involves, and if we have a suitable installer near you, they can see it. Left untaken for 48 hours, a Brookvale job may also be seen by installers elsewhere in NSW.
