What's different about Mosman
Salt water on two sides
Mosman, 8 km north-east of the CBD, runs between Sydney Harbour and Middle Harbour, taking in Balmoral, Mosman Bay and Sirius Cove. The AS 4312 corrosion guide rates harbour foreshores, and the first 50 m around sheltered bays, as C4, and 50 m to 1 km back as C3.
Federation homes
Rows of shops and Federation architecture homes went up around the start of the 20th century. Mosman Council has identified the early 20th century shopping strip on Military Road as a conservation area.
Flats since the late 1950s
Multi-storey flat developments began in the late 1950s. By the 2021 Census, 52.0% of homes in the council area were flats or apartments, 34.9% separate houses and 12.0% townhouses, semis or terraces.
Owners and renters
38.3% of homes were owned outright, 25.8% with a mortgage and 33.1% rented.
Placing an outdoor unit on an older Mosman home
On a Federation house, the street face is what people notice, so look for a side or rear spot first. It still needs air around it and room to service it, and the ACT Government guide warns against enclosed courtyards. If your home is heritage-listed or in a conservation area, ask Mosman Council what applies before you sign.
Ducted can suit a large older house, because most of it hides in the roof space, but the roof has to have the room. A ducted installer should go up and look before quoting. Never go into the roof yourself to check: WorkSafe Victoria reports people falling through plaster ceilings in roof spaces.
In a harbourside flat
In a strata building, a new reverse cycle unit needs owners corporation approval, by majority vote or by the committee where a by-law allows. Changes to the building's outside count as a major renovation, which needs a special resolution. Near the water, ask whether the model's outdoor coil is treated against corrosion: Daikin says all its outdoor coils carry its Blue Fin treatment, but that positioning and maintenance still matter.
What we'd do
If it were our Mosman home
We'd choose the outdoor unit's spot before anything else: out of sight from the street, away from the spray, with air around it. We'd ask for a coastal coil treatment if we were on the foreshore and book a wash-down with every service. In a flat, we'd go to strata with the installer's written plan. We'd want an installer who works on older homes and harbourside buildings often. Licence-checked local installers who do this work will see the job you send us, and only the one who takes it gets your contact details. If no installer near Mosman has taken it within 48 hours, installers elsewhere in NSW may get to see it.
