Renting in Fairfield? Start with the landlord
57.5% of Fairfield homes were rented at the 2021 Census. In NSW you can only make alterations if your lease allows it or the landlord says yes in writing. The changes a landlord can't unreasonably refuse are small ones, and the catch-all on that list only covers changes that don't penetrate or permanently modify a surface or fixture. A split system means drilling through a wall, so it needs that written yes.
Send your agent a short email: which room, what kind of system, and that a licensed installer will do it. If the landlord decides to pay for it, NSW's Energy Savings Scheme may give an upfront discount on the quote for replacing an old air conditioner with a high efficiency one, through an installer partnered with an accredited certificate provider.
Fairfield, in numbers and history
Warmer than the coast
Fairfield sits in the middle of the Cumberland Plain, about 30 km west of the CBD. It's usually a few degrees warmer than Sydney on summer days, because sea breezes rarely reach it, and the gap can be 5 degrees. Nearby Prospect Reservoir's record high is 47.0.
Flats and medium density
In 2021, 46.0% of Fairfield homes were flats or apartments, 13.4% semis, terraces or townhouses and 40.0% separate houses. The suburb's first high-rise, around 9 to 11 storeys, went up in the mid-2000s.
Post-war roots
Fairfield grew fast after World War II with returned servicemen and European migrants, and large Housing Commission estates followed in the 1950s.
Zone 6
The ABCB climate zone map puts Fairfield City in zone 6, mild temperate, with the rest of western Sydney, which runs hotter by day and colder by night than the CBD.
In a Fairfield flat or townhouse
If you own a unit, NSW strata rules treat a new reverse cycle air conditioner as a minor renovation. That takes more than 50% of the votes at a strata meeting, unless a by-law lets the committee decide. If the outdoor unit or pipes would change the outside of the building, it can become a major renovation needing a special resolution. Ask the strata manager before you collect quotes. Our apartments and strata guide covers the practical side.
For a single bedroom or living room, a split system is the usual answer. Size it for the room and for western Sydney's hottest days: ActronAir says cooling capacity drops above 35 degrees.
What we'd do
Our take for Fairfield
If we rented, we'd get the landlord's written okay before asking anyone to quote, and we'd offer to pass the quote along. If we owned a flat, we'd ask the strata manager first. Either way, we'd go for a reverse cycle split sized for a hot western afternoon, fitted by someone who does strata and rental jobs all the time. Licence-checked installers around Fairfield who do that work can see your job, and only the one who takes it gets your contact details. If none near Fairfield takes it within 48 hours, installers elsewhere in NSW may see it too.
