Labrador's facts
Small homes, close together
Two-bedroom homes were the most common in 2021, at 44.4%, and the average was 2.5 bedrooms.
On the Broadwater
Labrador overlooks the Gold Coast Broadwater to the east, with Southport on its southern border. The AS 4312 corrosion guide rates the immediate vicinity of calm salt water as C4.
Built, then rebuilt
Land fronting the Broadwater was sold off in allotments from 1878. Since then, old homes have made way for apartments: The Grand at Deepwater Point reopened in 2001 with an apartment block above it.
Creeks and storms
Early accounts painted the area as mosquito swamp because of its many creeks and streams. Labrador was also activated for disaster assistance after the Christmas 2023 storms.
Approvals in a Labrador complex, in order
Work out whose approval you need
Owners go to the body corporate. Tenants start with the property manager, who goes to the body corporate if it also has to agree.
Put it in writing
Tenants use the RTA's Form 23. The owner must reply in writing within 28 days and, if they agree, send the request on to the body corporate within 28 days.
Wait for every yes
The body corporate doesn't have to answer within that 28-day window. Without written approval from everyone who needs to give it, don't book the install.
Plan for the neighbours
Queensland's default noise standard keeps an air conditioner to 3 dB(A) above background noise at the neighbour's place from 10pm to 7am, and 5 dB(A) during the day, unless the council sets its own. Keep the outdoor unit away from their bedroom.
Compare noise on the quotes
Mitsubishi Electric says the energy label lists the sound power levels of the indoor and outdoor units, and lower numbers mean quieter running.
What we'd do
If it were our Labrador townhouse
We'd sort the approvals first, then choose a split for each room that needs one, with the quietest outdoor unit that suits the room, mounted away from the neighbour's bedroom. Near the water we'd ask about coil protection and book a yearly service. Send us the job and your 4215 postcode. Where we have licence-checked local installers who fit splits in townhouse complexes, they'll see it, and the one who takes it is the only one who gets your contact details. If no one near Labrador takes it within 48 hours, installers elsewhere in Queensland may see it too.
