A Greensborough system has to heat through a Melbourne winter and then cope with some of the city's warmer summer afternoons. Nearby Viewbank, also in Banyule, averages a January maximum of 28.2 degrees, against 26.6 at Olympic Park. Add hilly blocks and a bushfire edge along the Plenty Gorge, and a few things here need more thought than usual.

What's different about Greensborough

Warm afternoons nearby

Viewbank, 14 km north-east of the city in Banyule, averages a January maximum of 28.2 degrees on Bureau of Meteorology figures. Olympic Park, in the inner city, averages 26.6.

Hilly, and split in two

The land here is hilly. Growth began in earnest in the 1960s, with a newer 1980s area east across the Plenty River, and since 1994 the Greensborough bypass has divided the suburb between Banyule and Nillumbik.

Fire risk on the gorge

Banyule City Council says Greensborough's Apollo Parkways, at the southern end of the Plenty Gorge, has been assessed as VERY HIGH to EXTREME bushfire risk by the Victorian Fire Risk Register.

Mostly owner occupied

At the 2021 Census, 84.9% of occupied homes were separate houses, 38.0% were owned outright and 17.3% were rented.

Cooling that holds up on hot days

ActronAir says an air conditioner loses cooling capacity above 35 degrees, giving the example of a 14kW system dropping to 10kW or 12kW. On the hottest Greensborough afternoons, a system sized without that in mind can fall behind.

Servicing matters as much as size. Banyule City Council's heatwave advice is to check and service your home cooling and air conditioner before hot weather. Mitsubishi Electric's own checks when a room won't cool include clean filters and nothing blocking the indoor or outdoor unit.

On a sloping block, think about access too. The ACT Government guide says to consider easy access for maintenance when choosing the outdoor unit's spot, which is harder on a steep side path.

Heating is still the bigger load in winter, so choose a reverse cycle system on its heating output as well as its cooling. Our Melbourne reverse cycle page covers how.

What we'd do

Our take for Greensborough

We'd ask the installer how the system will perform at 35 degrees and above, not just at its rated size, and get a service booked in spring. If you back onto bush near the gorge, keep the outdoor unit's surrounds clear of leaves and never fence it in.

Questions people ask

Why does our aircon struggle on the hottest Greensborough days?
ActronAir says systems lose cooling capacity above 35 degrees. Check the filters and that nothing blocks the outdoor unit, and if it still can't keep up, have an installer check its size and condition.
We back onto the Plenty Gorge. Anything to watch with the outdoor unit?
Daikin says to keep the outdoor unit clear of leaves and debris, and the ACT Government guide says never to enclose it with slat fencing. Banyule points residents to the CFA's Fire Ready Kit for the rest of your preparation.
