Bayswater's homes, and why they matter
Built around the factories
Victorian Places says growth followed Dunlop Rubber's Bayswater North factory in 1952 and British Nylon Spinners' in 1956, with housing spreading westward. The population went from 1694 in 1947 to 11,240 in 2011.
Houses, with townhouses between
At the 2021 Census, 61.7% of the 4,851 occupied homes were separate houses and 27.3% townhouses, semi-detached or row houses. 48.1% had three bedrooms.
One home in three is rented
33.5% of occupied homes were rented and 36.0% owned with a mortgage, so Victoria's rental heating and cooling standards touch a lot of Bayswater addresses.
Low spots that flood
VICSES names Bayswater among Knox's at-risk flood locations, after flooding that included a significant event in February 2011. If your yard takes water in heavy rain, an outdoor unit sitting on the ground is exposed.
What comes up most in Bayswater
A rental heater at the end of its life. From 1 March 2027, when the main living area heater in a Victorian rental fails for good, the replacement must be electric and efficient: a non-ducted unit rated 2 stars or more for heating, or a ducted system with a Heating Seasonal Performance Factor of 3.2 or above. A gas heater that still works can stay.
Cooling a two-storey townhouse. Upstairs bedrooms tend to trap the day's heat. A split upstairs, or a small multi-split with one outdoor unit, often helps more than a bigger unit downstairs. Mitsubishi Electric says every indoor unit on a multi-split shares one mode, heating or cooling.
Raising the outdoor unit. In a yard that floods, ask about a raised slab or wall brackets. Our brackets, covers and pumps page explains the options.
What we'd do
Our take for Bayswater
If you're a landlord with an ageing gas heater, don't wait for it to stop on a cold July night. Get a quote now for an efficient reverse cycle unit that meets both the rental heating and cooling ratings, so a breakdown isn't a scramble. If you own and live in the home, keep servicing the heater you have and add cooling where you need it.
